As a Ranger (Leasing Consultant), you will execute the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities

  • Perform all sales and leasing activities in person to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and lease preparation.
  • Complete accounting, financial, administrative, and other reports as assigned.
  • Design and execute offsite marketing activities to drive traffic, including resident referral programs, internet marketing, social media, and special promotions.
  • Gather, analyze, and interpret market and economic trends to recommend improvements.
  • Stay informed about changes in technology, industry standards, and leasing tools.
  • Enforce lease agreements through inspections, evictions, collections, and notifications.
  • Follow up with prospects and residents to ensure satisfaction and secure lease renewals.
  • Execute lease renewal programs in advance of move-out dates.
  • Respond promptly and courteously to resident concerns, documenting and escalating issues as needed.
  • Maintain safety, cleanliness, and appeal of the property, reporting malfunctions or accidents.
  • Inspect the property daily, including the leasing office, amenities, and model units, to ensure show-quality standards.
  • Resolve customer complaints and issues.
  • Monitor competitor conditions and develop marketing plans to sustain occupancy.
  • Perform other duties as assigned.

Requirements

  • Must be available to work weekends when scheduled.
  • Frequent exposure to outdoor elements, including temperature variations, weather, odors, and landscape.
  • Ability to work in a stressful environment while maintaining professionalism with coworkers and residents.

Qualifications

  • Education: High School Diploma or GED equivalent.
  • Preferred Experience: Property management, sales, marketing, or customer service background sufficient to manage day-to-day operations of an apartment community.
  • Advanced Skills: Strong communication, presentation, and interpersonal skills to connect with people at all levels.
  • Computer Skills: Proficiency in word processing, spreadsheets, databases, and property management software (preferably Entrata, Yardi, or One Site).
  • Licenses: Current valid driver’s license.

Physical Requirements

  • Ability to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
  • Frequent standing, walking, reaching, climbing, stooping, and squatting; intermittent sitting and keyboard work.
  • Routine local travel for business-related errands, meetings, or training.

Schedule

40 hours per week. Typical site hours (may vary by location):

  • Monday – Friday: 9:00 AM – 6:00 PM
  • Saturday: 10:00 AM – 5:00 PM
  • Sunday: 1:00 PM – 5:00 PM
