About the Role

As a Ranger at RangeWater, you’ll execute the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. You’ll perform all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities in person: greet and qualify prospects, conduct property tours, process applications, credit screening, criminal background checks, prepare lease and move-in packages, and ensure smooth resident move-in and lease signing.
  • Complete accounting, financial, administrative, and other reports as assigned.
  • Design and execute offsite marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing, social media, and property-specific marketing plans.
  • Gather, analyze, and interpret market and economic trends to recommend improvements.
  • Stay informed about changes in technology, industry standards, leasing tools, and processes.
  • Enforce lease agreements through apartment inspections, evictions, collections, notifications, and other processes.
  • Follow up with prospects and new residents to ensure satisfaction and finalize leasing/renewal decisions.
  • Execute lease renewal programs in advance of move-out dates, ensuring timely signing and implementation.
  • Respond quickly and courteously to resident and client concerns, taking prompt action to resolve problems.
  • Maintain safety, cleanliness, and appeal of the property, reporting malfunctions, injuries, or accidents.
  • Inspect the property daily, including the leasing office, amenities, and model units, to meet company show-quality standards.
  • Resolve customer complaints and issues.
  • Monitor market and competitor conditions, develop marketing plans, and implement occupancy-boosting programs.
  • Perform other duties as assigned.

Requirements

  • Must be available to work weekends when scheduled.
  • Ability to perform essential job functions unaccompanied.
  • Works in an office environment with frequent exposure to outside elements (temperature, weather, odors, landscape).

Qualifications

  • Education: High School Diploma or GED equivalent.
  • Preferred Experience: Property management, sales, marketing, or customer service background sufficient to manage day-to-day operations of an apartment community.
  • Advanced Skills: Strong communication, presentation, and interpersonal skills.
  • Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
  • Licenses: Current valid driver’s license.

Physical Requirements

  • Must be able to push, pull, lift, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
  • Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
  • Routine local travel may be required for business-related errands, meetings, or training.

Schedule

  • 40 hours per week.
  • Typical site hours (may vary by location):
    • Monday – Friday: 9am – 6pm
    • Saturday: 10am – 5pm
    • Sunday: 1pm – 5pm
