About the Role
Uptown Fayetteville is seeking a customer service-focused, sales-minded Leasing Consultant to join our team. This role acts as the first line of contact for prospects, vendors, employees, and the public, both verbally and in-person. The Leasing Consultant is responsible for increasing and maintaining high property occupancy and maximizing rental rates.
Responsibilities
- Tour prospective residents and assist them through the entire application and leasing process.
- Communicate and follow up with prospects via the CRM.
- Manage incoming calls and inquiries from current and prospective residents.
- Create social media content and marketing materials to promote the community.
- Complete outreach marketing within the neighborhood and at preferred employers.
- Audit the community website and online listing sites to ensure all information is up-to-date.
- Open and close model apartments and show units for touring.
- Prepare move-in packets and units for new residents.
- Plan and participate in resident events.
- Lease apartments and attempt to close 50% of all prospects shown, meeting individual and property goals.
- Record all traffic and activities daily using company guest card and follow-up programs.
- Notify prospects of application acceptance or rejection within 24 hours.
- Complete and review market surveys to maintain current knowledge of local markets.
- Receive and record resident service requests; follow up on completed work orders weekly.
- Make business and locator contacts weekly to generate traffic.
- Execute lease paperwork and move-in packets, ensuring a zero-defect move-in experience.
- Assist in resident retention and relations programs.
- Maintain a neat and orderly leasing office, including filing and supplies.
- Inspect model and available units; communicate service needs to the Property Manager.
- Demonstrate community and apartment features to prospects and close sales.
- Process applications, including credit checks and rental history, and submit for approval.
- Follow up with applicants regarding application status.
- Ensure apartments are ready for move-in on the agreed date.
- Follow up with prospects who did not close and attempt to re-engage them.
- Secure new resident signatures on all required paperwork prior to move-in.
- Orient new residents to the community.
- Monitor renewals and distribute follow-up notices.
- Monitor advertising effectiveness and gather market competition information.
- Design and implement an outreach marketing plan with the Property Manager.
- Allocate time for outside marketing (must provide your own transportation).
Requirements
- At least 1 year of experience in customer service.
- Prior multifamily leasing experience highly preferred.
- Previous marketing or social media content creation experience highly preferred.
- Experience in real estate, hospitality, or other service-related industries preferred.
- High school graduate or GED required.
- Proficient in Microsoft Office.
- Excellent verbal and written communication and interpersonal skills.
- Valid Driver’s License required.
Schedule
- Must work 2-3 Saturday shifts per month (10am-5pm).
- Monday, Wednesday, Friday: 9am-6pm.
- Tuesday, Thursday: 10am-7pm.
