Leasing Consultant

Cascade Shores Apartments in Rochester, Minnesota is seeking an enthusiastic and customer-centric Leasing Consultant to join our team.

About the role

You will guide your own success by achieving leasing goals and building professional relationships with prospective and current residents. This position reports to the Community Leader and includes a work schedule that involves Saturdays.

Pay

Base salary starts at $18.00–$20.00/hour, dependent on credentials, relevant experience, and primary job location, with consideration given to internal equity.

Responsibilities

• Manage the sales/leasing funnel at the assigned community(s) to ensure maximum occupancy and exceptional customer experience.
• Produce sales results aligned with company performance benchmarks.
• Evaluate competitors’ offerings and pricing through regular surveys and visits.
• Prepare the office and tour path for business.
• Generate prospects through online advertising, business outreach, and grassroots campaigns.
• Assist with community social media as directed, following quality and frequency standards.
• Provide service to new applicants to secure approval, coordinate leasing documents for move-in, and perform move-in orientation.
• Deliver excellent service to existing residents for their housing needs, focusing on retention through events and appreciation campaigns.
• Communicate and coordinate with onsite and support teams to ensure resident needs are met with exceptional service.
• Assist with package handling and resident communication via phone, email, text, resident portal, and app.
• Interact professionally with employees, customers, vendors, and suppliers.
• Work effectively as a team contributor and independently while coordinating efforts with other team members.
• Maintain high resident satisfaction while adhering to Fair Housing Practices.
• Address and resolve resident issues.
• Participate in industry networking groups and community service projects to promote Centerspace.
• Assist with administrative duties as directed and maintain accurate records in software and files.

This role is allocated as 40% marketing & sales, 40% customer service, and 20% business administration.

Requirements

• High School Diploma or equivalent (required).
• Background in sales (preferred).
• Ability to read and interpret lease documents, safety rules, instructions, and procedural manuals.
• Ability to write routine reports and correspondence and speak effectively before groups.
• Proficiency in basic mathematical operations (addition, subtraction, multiplication, division) and computing rates, ratios, and percentages.
• Ability to solve practical problems and interpret instructions in written, oral, diagram, or schedule form.
• Computer literacy with knowledge of Property Management software (MRI preferred) and working knowledge of Outlook, Word, and Excel.

• Occasionally required to stand, walk, use hands to handle or feel, and reach with arms and hands.
• Must occasionally lift and/or move up to 10 pounds.
• Requires close vision, distance vision, and depth perception.

Some local travel may be required. Standard computer package issued; if expected to carry a mobile phone, eligible for monthly reimbursement according to company policy.
