About the role
The Leasing Consultant's primary job is to rent apartments, whether to a new prospect or a current resident. They will also assist the Community Manager and Assistant Community Manager as directed.
Responsibilities
- Generate traffic and respond to telephone and internet inquiries
- Greet prospective residents and tour the property
- Qualify prospects and close sales by obtaining a rental application and a deposit
- Visually inspect the property daily for cleanliness
- Inspect and touch up model units
- Process rental applications, obtain required documents, and schedule move-ins
- Maintain lease files per policy and procedure
- Accurately record traffic from all sources daily
- Convert at least 30% of total traffic to leases
- Follow up with prospective residents, making a minimum of two additional calls within 24 hours
- Assist with community marketing plans to generate traffic
- Outreach marketing visits on a weekly basis
- Maintain leads and contacts
- Pick up trash, operate the trash compactor, and clean apartment units to bring them up to resident-ready standards
- Document all occurrences requiring the Community Director's attention
- Record resident service requests accurately and in detail
- Schedule and inspect apartments for turnkey service
- Receive and acknowledge resident notices and prepare files
- Aid in lease renewal procedures by completing lease renewal printouts and submitting them for approval
- Contact residents by phone 75 days before the end of their initial term
- Send renewal letters to residents who cannot be reached by phone
- Type new leases and all applicable addendums
- Assemble move-in packages
- Keep market survey of competitor rates up to date and visit competitors three times annually
- Keep all filing current
- Schedule guest apartment and clubhouse rentals
- Operate office alarm system in conjunction with opening and closing the office
- Deliver thorough move-in presentations to new residents
- Calculate daily rent, pro-rata charges, late fees, and percentages (multiplication, division, addition and subtraction skills necessary)
- Communicate clearly to residents, both verbally and in writing, using proper grammar and spelling
- Maintain a complete clean and neat appearance
- Treat residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner
- Respond sensitively to concerns/complaints and exhibit a sense of urgency
- Assist the Community Director and Assistant Community Director with other tasks as required
Requirements
- High school degree required, college degree preferred
- Computer skills: MS Word, MS Excel, MS Outlook, Entrada, and Google Suite
- Valid driver’s license and current automobile insurance is required
- Excellent written and verbal communication skills
- Basic understanding of Federal, State, and local Fair Housing laws
