About the Role
The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Responsibilities
- Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours, showing apartments, processing applications, credit screening, and criminal background checks.
- Prepares the lease and move-in package, ensuring a smooth resident move-in and lease signing.
- Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or necessary.
- Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, social media, and following property-specific marketing plans.
- Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
- Stays informed of changes in technology, industry standards, leasing and sales tools, and processes.
- Manages lease enforcement processes, including apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement.
- Follows up with prospects and new residents to ensure satisfaction and finalize decisions to lease and/or renew.
- Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, ensuring lease renewal documents are signed and implemented on time.
- Responds quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or document and convey requests to the appropriate individuals.
- Ensures safety, cleanliness, and general appearance of the property, reporting any mechanical, electrical, or safety issues.
- Inspects the property daily, including the leasing office, amenities, and model units, to meet the company's show-quality standards.
- Resolves customer complaints and issues.
- Stays informed about current market and competitor conditions, develops and implements marketing plans, and follows established policies related to concessions and specials to boost occupancy.
- Other duties as assigned.
Schedule
40 hours in a regular work week. Typical site hours of operation (may vary by site):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Must be available to work on weekends when scheduled.
Requirements
- Must be able to perform the essential job functions unaccompanied.
- Works in an office environment with frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Qualifications
- Education: High School Diploma or GED equivalent.
- Experience Preferred: Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community.
- Advanced Skills: Communication, presentation, and delivery skills with the ability to connect to people at all levels.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses: Current valid driver's license.
Physical Requirements
- Weights: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
- Travel: Routine local travel may be required to run business-related errands, including meetings and training.
