Essential Duties and Responsibilities
- Handling all aspects of leasing apartments, including greeting prospective residents, following up with prospects, touring the community, processing applications, preparing leases and closing the sale
- Processing HUD and Tax Credit re-certifications
- Providing superior customer service
- Updating unit availability/waitlist
- Understanding the community and its amenities, rents, and specials - as well as those of the community’s competitors
- Conducting off-site marketing and assisting in preparing marketing surveys
- Screwing all incoming residents by objective qualification standards
- Achieving an acceptable leasing closing ratio
- Maintaining activity reports by recording traffic daily
- Aiding in resident programs and retention
- Aiding in coordination of and participating in resident functions
Job Requirements
- Prior leasing at an affordable and Tax Credit property, to include working knowledge of certification and recertification processes
- Excellent and premier customer service and sales experience
- Excellent verbal and written communication skills
- Attention to detail and ability to work independently on assignments
- Proficient in Word, Outlook, One-Site Property Management Software and Internet
- Ability to work in a fast-paced environment
- Basic Math skills

Pay and Schedule
- This role is non-exempt and has an anticipated annual pay range of $21-$24 an hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations.
- This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors.
- This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week.
- Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
