About the role
The Leasing Agent – Floater is a high-energy, results-driven sales professional responsible for driving occupancy and generating leases across a portfolio of mixed-income communities. This role demands a confident closer who can connect with diverse resident base – from market-rate prospects to income-qualified applicants and convert leads into signed leases.
Responsibilities
- Drive lease-up and occupancy goals through proactive outreach, follow-up, and a consultative sales approach.
- Convert prospective residents from first contact to signed lease by building rapport, understanding their needs, and effectively presenting community features and value's.
- Maintain a robust lead pipeline, respond to inquiries promptly, and conduct high-impact property tours that highlight lifestyle and community benefits.
- Consistently meet or exceed monthly leasing targets and conversion rate benchmarks.
- Develop and execute creative local marketing strategies to generate qualified traffic, including outreach to local employers, relocation services, and community partners.
- Maintain compelling, up-to-date listings across online platforms and ILS channels.
- Leverage social media and digital tools to showcase communities and attract prospective residents.
- Identify and capitalize on market trends and competitor activity to sharpen positioning and pricing strategies.
- Deliver an exceptional, high-touch experience at every touchpoint from first inquiry through move-in and beyond to build loyalty and drive referrals.
- Quickly establish trust with a diverse resident population across market-rate and income-restricted units, tailoring communication style and approach accordingly.
- Follow up persistently and professionally with prospects to maximize conversion and reduce vacancy loss.
- Guide prospects through the application and qualification process efficiently, ensuring smooth and professional experience.
- Negotiate lease terms confidently to close deals while protecting the property’s financial interests.
- Collapse move-in logistics to ensure a seamless, welcoming transition for new residents.
- Rapidly acclimate to new sites, teams, and property identities across the portfolio, serving as a reliable resource wherever coverage is needed.
- Partner with on-site teams and property managers to understand each property’s unique value proposition and competitive landscape.
Requirements
- Minimum 3–5 years of leasing or residential sales experience, with a strong track record in market-rate apartment communities.
- Demonstrated success in closing leases and achieving occupancy goals in a competitive market.
- Prior experience in mixed-income or affordable communities is a plus but not required, a willingness to learn compliance basics is essential.

- A natural salesperson: persuasive, persistent, and people-oriented with the ability to connect authentically with a wide range of prospects.
- Strong negotiation skills and the confidence to overcome objections and close deals.
- Excellent verbal and written communication skills; ability to adapt tone and approach to different audiences.
- Self-motivated, goal-driven, and comfortable working independently across multiple locations.
- Highly organized with the ability to manage multiple leads, sites, and priorities simultaneously.
Technical & Other Requirements
- Proficiency in Microsoft Office; experience with Yardi, Rent Café, or similar property management software preferred.
- Valid driver’s license, reliable transportation, and willingness to travel within the assigned portfolio (95% travel).
- Flexibility to work evenings or weekends as needed to accommodate prospect schedules.
- Some post-secondary education preferred.
