About the Role
In a safe, efficient, and professional manner, the Site Leader completes required preventive maintenance (PM's) and repairs for commercial and industrial facility equipment. This position supervises janitorial staff, schedules vendors, and maintains walls, floors, doors, ceilings, and furniture. The Site Leader will be cross-trained and utilize a "flow to the work" concept, demonstrating an ownership attitude and exceptional communication and follow-through capabilities.
Responsibilities
- Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, and correct use of PPE.
- Conducts "shift rounds" (regular checks of systems, buildings, and equipment to identify issues and document performance).
- Competently maintains, troubleshoots, and performs substantial equipment repairs independently and as part of the facilities maintenance team.
- Inspects and evaluates operating characteristics such as speeds, pressures, vacuum, or vibration; replaces expendables (e.g., belts, hoses, fluids, filters).
- Performs preventative maintenance and diagnoses malfunctioning apparatus/systems, including:
- HVAC equipment, fire life safety systems, plumbing, and electrical systems.
- Transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives, and wiring.
- Dock equipment (overhead doors, dock levelers, dock locks, and seals).
- Building/parking lot lighting, photoelectric eyes, emergency/exit lights, and 120-volt outlets.
- Repairs systems and apparatus, including rebuilding pumps, steam traps, valves, electrical and pneumatic solenoid devices.
- Performs tasks such as painting walls, fixing plumbing leaks/stoppages, repairing or replacing sinks, piping, valves, or drains.
- Maintains electrical controls, lighting, and electrical distribution systems.
- Performs administrative tasks such as parts ordering, PO creation, vendor management, and PM scheduling.
- Documents work results in the CMMS, analyzes findings, and recommends updates to the PM list.
- Manages work orders and daily work requests, ensuring clear communication with coworkers and customer staff.
- May manage maintenance projects, including complex equipment repair and providing guidance to sub-contractors.
- Assists Account Manager with budgeting and monthly variance reports.
- Accountable for Key Performance Indicators (Budgeting, Customer Satisfaction, Operational Excellence, Environmental Health & Safety, and Energy Saving Initiatives).
- Other duties as assigned by the Customer Site Manager.
Requirements
- High School diploma (or equivalent) required; preference given to those with undergraduate business or trade school training.
- 4 years’ experience and/or training in mechanical, electrical, plumbing, and carpentry skills/concepts; equivalent combination of training, education, and experience accepted.
- Valid driver’s license.
Skills
- Ability to interpret instructions in written, oral, diagram, or graphic form, including safety rules, operating/maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Working knowledge of MS Applications, email management, and maintenance-specific software (e.g., Building Automation, Cherwell, JDE, SmartSheet, Concur).
- Ability to speak effectively before groups of customers and/or employees.
- Proficiency in using hand and power tools, disassembling/reassembling fixtures, fans, pumps, and HVAC equipment.
- General plumbing, electrical, and carpentry skills.
- Understanding of Building Management Systems (BMS) and operation, including HVAC, plumbing, electrical, Life Safety Systems, and building envelope.
- Ability to operate a forklift, scissor lift, and aerial lift (certifications required).
- Ability to calculate figures such as discounts, interest, proportions, percentages, area, circumference, and volume.
- Ability to apply concepts of basic algebra and geometry to solve practical problems.
- Ability to adapt to dynamic priorities, manage unexpected downtime, and support non-customary schedules, including weekend work and on-call responsibilities.
Physical Demands
- Frequent office deskwork, including sitting, using a phone, and computer.
- Regular extensive walking for site audits and physical building checks.
- Occasional climbing, stooping, kneeling, crouching, and lifting up to 50 pounds.
Work Environment
- Mix of office and manufacturing environments with varying noise levels, extreme temperatures, dust, and oily conditions.
- Occasional presence on construction projects with exposure to noise, dust, and debris.
- Potential overnight travel required.
