Lead Maintenance Technician

About the Role
As a Lead Maintenance Technician, you will play a pivotal role in ensuring the safety, comfort, and overall functionality of our properties. Your expertise will be essential in maintaining and enhancing our residents' living experiences. You will diagnose problems and make repairs to maintain the physical condition of the community, ensuring service requests and repairs are completed in a timely manner.
This role is ideal for a seasoned Maintenance Technician with a passion for tackling complex challenges and elevating property standards. You will train, mentor, and oversee the work of Maintenance Technicians I and II, while also being eligible for extra benefits such as discounted housing (where available) and cell phone reimbursement.
Responsibilities
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Assist with creating and/or organizing work orders and general maintenance tasks.
- Complete assigned work orders and repairs consistent with company operating and equipment/supply standards in a timely manner.
- Ensure vacant apartment homes and car garages are rent-ready, including performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and repairs.
- Train, mentor, and oversee the work/projects of Maintenance Technicians I and II.
- Conduct apartment Preventative Maintenance (PM).
- Inspect community’s grounds and buildings on a daily basis to identify maintenance needs.
- Maintain an Incident and Injury Free safety culture by following all safety policies and procedures.
- Perform Hot Works, including brazing, soldering, and welding within company standards.
Requirements
- 3+ years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance.
- Valid driver’s license.
- HVAC (CFC certifications required—or willingness/desire to obtain them).
- Ability to accommodate an on-call schedule in rotation with the team each month.
- Strong communication skills to interact with associates and residents.
- Ability to read and understand policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and Maintenance Emergency policies.
- Ability to identify cleaning and chemical supplies, read and understand Hazard Communication Safety Data Sheets (SDS), and apply chemicals and cleaning supplies safely.
- Knowledge of Personal Protective Equipment (PPE) and proper usage.
- Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
- Demonstrated knowledge of paint types and tools.

Pay
Total base pay range: $56,000.00 - $76,000.00.
Location: North Palm Beach, Florida (33408). Full-time position with 40 weekly scheduled hours.
