Responsibilities

  • Manage the Division’s land development program, directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation, vertical construction, and public utility coordination.
  • Ensure successful and timely delivery of new projects using construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural plans, and permit compliance reports.
  • Work closely with Area Construction Managers and Director of Construction to deliver completed, ready-to-build home sites.
  • Assist in creating development budgets during the entitlement process and value-engineer specific aspects of project design.
  • Develop working relationships with jurisdictional entities while maintaining land use and development rights.
  • Oversee projects from permit approvals through construction, recording plat, final certification, and community turnover.
  • Manage all aspects of field operations related to land development, including erosion control, grading, wet and dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post-construction as-builts, certifications, and compliance letters.
  • Handle HOA management, including quarterly meetings, budget analysis, and improvements to common open space.
  • Responsible for bond maintenance and retrieval of all types of guaranty used by the division.
  • Collaborate with all departments to deliver amenity/recreation centers, common entry landscaping, and ensure proper marketing windows.
  • Manage SWPPP (Stormwater Pollution Prevention Plan) compliance.
  • Regularly review project development budgets with the Director of Development for reconciliation.
  • Perform additional duties as assigned by the Director of Land Development.

Requirements

  • High School Diploma or equivalent required; Bachelor’s degree in construction management, engineering, or similar program preferred.
  • Minimum 5 years of experience in land development.
  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software.
  • Detail-oriented problem-solver able to handle complex situations.
  • Valid Driver’s License, good driving record, and valid auto insurance coverage.

Physical & Office/Site Presence Requirements

  • Regular, in-person attendance at Company communities/job sites and offices during regular work hours is required.
  • Ability to work in excess of eight hours per day in confined quarters such as a construction trailer.
  • Ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move, and/or carry equipment in excess of 50 pounds.
  • Occasional operation of construction equipment may be required.
  • Finger dexterity may be required to operate a computer keyboard and calculator.
