Job Details

  • Pre-Feasibility
    • Meet regularly with local brokerage community
    • Physically inspect properties of interest
    • Perform project underwriting
    • Prepare the preliminary land budget
    • Review subdivision/development agreement requirements
    • Write Letters of Intent (LOIs)
    • Negotiate the terms of the Purchase and Sale Agreement (PSA)
    • Manage the feasibility process
    • Obtain all required due diligence
    • Review title and prepare title objection letters
    • Prepare and process the internal Investment Committee Application
    • Ensure all wire requests for milestone deposits are completed
    • Ensure proper hand-off to land entitlement project manager or land development manager
    • Assist in preparation the internal Investment Committee Application due at the time of closing
    • Review all closing documents and facilitate the closing

Job Expectations

  • Understanding of financial metrics related to home building operations
  • Understanding of general plans and zoning requirements related to the Division’s various product types
  • Understanding of Community Facilities District (CFD) financing, land banking, joint development agreements, joint ventures and other financing options
  • Understanding of negotiation development agreements, reimbursement agreements, or other agreements with municipalities, governmental agencies, other home builders or land owners
  • Ability to anticipate possible obstacles and propose favorable solutions
  • Strong work ethic and commitment to implementation and execution
  • Concise writing and public speaking/presentation skills are desirable for reporting to the management team
  • Maintain political affiliations
  • Monitor and manage buyer negotiations/issues
  • Keep abreast of local market land transactions
  • Strong computer skills
  • Attention to detail

Physical Demands

  • Remain in a stationary position up to 50% of the time
  • Frequently lift and/or move up to 10 pounds
  • Occasionally lift and/or move up to 25 pounds
