HVAC Technician / Maintenance Technician

About the role

The Technician will report daily to the EMCOR site supervisor and support the site supervisor to provide quality workmanship and high work standards to maintain a professional working environment. The primary responsibilities of this position are to handle general facility maintenance needs and perform maintenance of equipment as required. Qualified applicants must be US Citizens, possess a valid driver’s license, and have at least 3 to 5 years of hands-on experience in facilities maintenance across a wide range of general services. Must present a professional appearance and demonstrate excellent customer service and communication skills.

Responsibilities

• Performs preventative maintenance on all HVAC equipment.
• Repairs and maintains all HVAC equipment.
• Responsible for accurate and timely paperwork related to essential duties.
• Reads and understands system blueprints and specifications.
• Opens valves on equipment such as compressors, pumps, and condensers to prepare systems for operation and starts equipment and auxiliary machinery.
• Reads gauges and instruments, adjusts mechanisms such as actuators, valves, controls, and pumps to control system operation.
• Responds to temperature complaints (hot/cold).
• Discusses system malfunctions with users to isolate problems.
• Records temperature, pressure, and other readings on log sheets at specified intervals.
• Assembles structural and functional components (motors, controls, switches, gauges, wiring harnesses, valves, pumps, compressors, condensers, cores, and pipes) using screws, bolts, rivets, welding, and brazing.
• Installs wiring to connect components to electric power sources.
• Replaces or adjusts defective or worn parts to repair systems.
• Cuts, threads, gas welds, and connects pipes to functional components of HVAC systems.
• Cuts, bends, crimps sheet metal, installs air ducts, and associated sheet metal components.
• Lubricates fans, motors, and control units.
• Repairs walls, floors, doors, and performs painting and touch-up work for facility beautification.
• Repairs and unclogs toilets and urinals, replaces and maintains valve assemblies, and repairs/maintains sensors for automatic flush kits and other plumbing-related tasks.
• Maintains and repairs air handling equipment such as vent fans and circulation fans.
• Cleans and organizes shop area.
• Maintains inventory of spare parts and materials.
• Maintains tools and equipment for maintenance work.
• Assists other skilled employees with projects as requested.
• Maintains a strict preventative maintenance (PM) schedule.
• Changes filters and cleans coils as needed.
• Maintains client facility maintenance records and reports.
• Performs inspections of building interior and exterior to maintain a “like-new” appearance.

Requirements

• High School Diploma or equivalent.
• 1–2 years of experience in facility maintenance.
• Valid US driver’s license.
• Must pass background and drug screening.
• EPA 608 Universal License (required within one year of hire).
• NATE Service Certificate (recommended).

Skills

• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to speak effectively before groups of customers or associates.
• Proficiency in performing various general maintenance tasks.
• Ability to use smart devices (e.g., phone, iPad).
• Basic computer skills for drafting reports, timesheets, and correspondence, including email and internet use.
• Understanding of Trane and Siemens systems, including reading and interpreting these platforms.
• Excellent customer service and communication skills.
• Strong organizational skills for maintaining facility records and reports.

Physical Demands

• Ability to lift 50 lbs.
• Ability to climb ladders and walk the facility throughout the day.
• Regular kneeling and repetitive movements during shift.
• Ability to move in a 90-degree fashion repetitively.
• Ability to work and maneuver on a variety of terrains.
• Ability to interact professionally with clients despite periods of stress.

Work Environment

• Frequent exposure to moving mechanical parts.
• Occasional exposure to high, precarious places; fumes or airborne particles; extreme heat; risk of electrical shock; and vibration.
• Loud noise levels in the work environment.
• May be required to work in confined, restricted, and hot areas.
• Responsible for snow removal, which may involve working outdoors in cold/snowy conditions during winter.
• Willingness to work overtime, holidays, and weekends as required.
