About the Role

The Maintenance Technician is responsible for maintaining and repairing the facility’s mechanical, HVAC/R, plumbing, or building management systems.

Responsibilities

  • Maintain, repair, and operate mechanical and plumbing equipment, HVAC, refrigeration, cooling towers, boilers, water pumps, and building control systems.
  • Perform and ensure all scheduled maintenance and repairs are completed.
  • Ensure all mechanical, HVAC, and plumbing systems comply with Federal, State, and Local code requirements.
  • Participate in work planning for facility maintenance and operations; identify and resolve problems; monitor workflow; review and evaluate work projects, methods, and procedures.
  • Use and maintain various Building Automation Systems (BAS) platforms to monitor and maintain HVAC and mechanical equipment.
  • Assist with updating and developing sequence of operations for HVAC equipment to optimize efficiency and performance.
  • Respond to emergency alarms and building automation system alerts.
  • Determine root causes of mechanical, HVAC, and plumbing deficiencies and make necessary repairs using appropriate tools.
  • Maintain a safe work environment, ensuring safety precautions are followed at all times; report discrepancies, damage, loss of property, and safety concerns promptly.
  • Utilize maintenance software to interpret and prioritize work orders, executing them to meet event needs in a timely and accurate manner.
  • Assist in the development of standard operating procedures.
  • Perform other duties as assigned.

Requirements

  • HVAC/R degree.
  • EPA certification.
  • 5 years of comprehensive knowledge of all phases of building systems, including compliance requirements in mechanical, plumbing, and HVAC.
  • Excellent diagnostic skills.
  • Ability to read, write, and understand complex directions.
  • Ability to read, decipher blueprints, schematics, construction specifications, and technical documents.
  • Effective written and verbal communication skills.
  • Excellent interpersonal skills and ability to work effectively with a diverse team.
  • Ability to work under pressure and meet business deadlines.
  • Adaptability to change.
  • Ability to establish and maintain effective working relationships with staff, contractors, and facility users.
  • Ability to work overtime if needed.
  • Ability to work independently with minimal supervision.
  • Maintain a professional appearance.

Preferred Qualifications

  • Experience working in a large-scale facility.
  • Certification to operate a forklift and lifts.
  • Experience working on water source heat pumps, VAV/FPB systems, and VRF equipment.
  • VRF experience.

Working Conditions

  • Exposure to high noise levels and frequent visual/auditory attention.
  • Exposure to facility environments, outside weather conditions, extreme cold/heat, chemicals, electricity, moving mechanical parts, high or precarious places, and fumes or airborne particles.
  • Required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, and talk or hear.
  • Frequently required to sit; occasionally required to climb or balance, stoop, kneel, crouch, or crawl.
  • Must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Requires long periods of time on feet.
