About the role

The HVAC Maintenance Specialist performs preventative maintenance of building maintenance equipment (make-up air units, HVAC units, exhaust fans, boilers, unit heaters, paint and glue booths, sump pumps, ice machines, etc.) in accordance with the Company’s preventative maintenance program. This position accesses, troubleshoots, and makes minor repairs to building equipment using PPE in a safe and organized environment, completes and documents work performed, and handles non-hazardous and hazardous materials and wastes.

Responsibilities

  • Performs preventative maintenance and routine repairs to building maintenance equipment to extend equipment life, ensure high efficiency, and promote energy conservation (e.g., make-up air units, HVAC units, exhaust fans, boilers, unit heaters, paint booths, glue booths, sanding booths).
  • Performs effective troubleshooting of equipment failures.
  • Repairs company’s HVAC units, including replacing Freon, compressors, fan motors, contractors, and internal components.
  • Performs low and high voltage testing (24-480 volt).
  • Makes sound technical decisions.
  • Participates in in-house remodels and new construction projects.
  • Assists outside HVAC contractors with service calls and repairs.
  • Completes documentation and record keeping of performed preventative maintenance and updates the preventative maintenance program for areas of responsibility.
  • Accurately maintains and orders total facilities inventory related to preventative maintenance (e.g., filters, belts).
  • Monitors and assesses air compressors, humidifiers/foggers, air dryers, and breathable air units for malfunctions and relays information to management.
  • Demonstrates thorough knowledge of technical reference materials needed to perform the job.
  • Locates and uses appropriate technical data and follows verbal instruction when accomplishing assigned maintenance tasks.
  • Supports Preventative Maintenance Specialist I in resolving discrepancies in equipment.
  • Provides on-the-job training (OJT) to less experienced specialists to ensure development and accurate work.
  • Assists with snow removal, operates snow removal equipment, and applies de-icer.
  • Responds to facilities requests.
  • Assists with emergency facility situations after normal business hours, as requested.
  • Assumes weekend call-out responsibilities as scheduled.
  • Safely handles and removes non-hazardous and hazardous materials and wastes according to approved procedures.
  • Performs other duties as assigned by management.

Requirements

  • High school education or equivalent required.
  • Five years of building maintenance experience required.
  • One year of hazardous materials handling experience required.
  • Three years of preventative maintenance experience required.
  • HVAC certification preferred.

Licenses/Certifications

  • Freon Handling Certification.
  • Forklift, Scissor lift, and Man-lift Certification.
  • Respirator Fit qualified.
  • Valid Driver’s License with an acceptable driving record.

Physical Demands

  • Routinely lifts up to 50 lbs. and occasionally up to 100 lbs.
  • Tolerates products and materials associated with hazardous materials and facilities maintenance.
  • Tolerates working in confined spaces and heights above four feet.
  • Reads small print.
  • Hears sounds associated with mechanical deficiencies.
  • Repetitive motion; works with moving parts and vibration.
  • Tolerates standing, walking, bending, kneeling, crawling, crouching, stooping, climbing, and sitting.

Environmental Conditions

  • Tolerates working in extreme temperatures and noisy environments.
