About the Role
As the Affordable Compliance Specialist at WellLife Network, you will ensure all residents in LIHTC properties maintain full compliance with Low Income Housing Tax Credits regulations. You will collaborate with General Services, Fiscal, and Residential Services teams and regularly visit LIHTC locations throughout NYC, Nassau, and Suffolk Counties.
Responsibilities
- Conduct initial lease-up of new LIHTC developments, including applicant interviews, verifications, income calculations, eligibility determinations, file compilation, and review.
- Perform yearly inspections of community apartments in collaboration with the Director of Property Management.
- Collaborate with General Services and building superintendents on maintenance and upkeep of LIHTC buildings, including indoor and outdoor spaces.
- Provide training to residents on monthly electronic rental payments and assist with platform utilization.
- Assist with rent collection and collaborate with the finance department to monitor arrears.
- Work with social services staff to develop payment plans for units behind on rental payments.
- Monitor changes in LIHTC regulations and implement updates as required.
- Maintain tenant files in compliance with regulations.
- Determine financial eligibility for new admissions into LIHTC-funded programs.
- Process new applicants, annual and re-certifications, and unit transfers in accordance with HUD 4350.3 and LIHTC requirements.
- Prepare re-certification notification letters in compliance with LIHTC regulations.
- Monitor waitlists for compliance with federal regulations.
- Execute leases and submit reports to tax credit syndicators and funding sources.
- Participate in all tax credit reviews by outside entities.
- Review files for new admissions into LIHTC and HUD-funded programs, ensuring timely and error-free completion.
- Oversee tenant move-ins and move-outs to limit vacancy days.
- Attend required training, including annual Relias Learning, Fair Housing, and ADA training.
- Complete Assisted Housing Manager and LIHTC training certification.
- Remain current with all agency-required compliance documents and training.
- Attend weekly supervision and departmental meetings as scheduled.
- Complete additional duties as requested.
Qualifications
- Associate’s degree with at least 1 year of experience in a property management environment.
- Strong organizational skills and a detail-oriented approach.
- Strong computer literacy skills.
- Certification in Low-Income Housing Tax Credits (or obtain within 6 months of hire).
- Knowledge of HUD requirements and accounting experience is a plus.
- Good verbal and written communication skills.
- Experience and/or education in working with people with disabilities is a plus.
