About the role

The Home Equity Processor supports the end-to-end processing of home equity loan applications for Credit Union of Texas, ensuring that each file is complete, accurate, compliant, and ready for closing. The role partners closely with members, internal lending staff, and third parties (title companies, appraisers, flood vendors, payoff providers) to gather and verify documentation, issue timely TRID disclosures, and resolve outstanding conditions.

Responsibilities

  • Order and follow up on appraisals, title work, flood searches, and third-party payoff requests; document receipt and status in the loan system.
  • Review supporting documents (income, asset, identity, property) for accuracy, validity, and conformance to program requirements.
  • Update loan system, CRM, Salesforce, and tracking logs with current file status, conditions, and communications.
  • Perform final pre-closing review on processed files to confirm all conditions are cleared before handoff to the closing team.
  • Send required notices on denied or withdrawn loans within applicable timeframes.

Member & Third-Party Communication

  • Maintain proactive communication with borrowers regarding outstanding documentation, status updates, and disclosure receipt.
  • Respond to HELOC and Non-Owner Occupied LOC questions from members and internal partners with courtesy, accuracy, and professionalism.
  • Cook title companies via email and phone to order title work and gather required title documentation.
  • Follow up with third parties (appraisers, payoff lenders, flood vendors, insurance carriers) to ensure timely receipt of required items.
  • Deliver service consistent with the CUTX creed (Care, Understand, Teach, eXceed) and CUTX core values.

Compliance & Documentation

  • Ensure each home equity file complies with Texas home equity lending requirements under the Texas Constitution Article XVI50(a)(6) and applicable federal regulations.
  • Maintain active MLO registration through the Nationwide Mortgage Licensing System and Registry (SAFE Act).
  • Document all member and third-party communications and loan activity in the system of record sufficient to support audit, examination, and investor review.
  • Apply CUTX policies and procedures, regulatory requirements, and program guidelines consistently across all files.

Team Support & Continuous Improvement

  • Support the Home Equity Operations Manager and team with department duties as assigned, including back-up coverage during peak volume or absences.
  • Build collaborative relationships with internal departments to surface and resolve mortgage-related needs.
  • Identify recurring file issues, documentation gaps, or process friction and recommend improvements to the Home Equity Operations Manager.
  • Participate in pilots of CUTX-approved AI tools that support loan processing, contribute feedback, and adopt approved enhancements.

Qualifications

  • High school diploma or equivalent (GED) required.
  • Associate or bachelor's degree preferred.
  • Minimum one to two (1–2) years of experience in loan processing, funding analysis, or a closely related lending operations role.
  • Prior home equity or mortgage processing experience preferred.
  • Prior credit union or community bank experience preferred.
  • Bilingual English / Spanish preferred.
  • Prior experience using AI- or automation-augmented loan processing tools preferred.

Skills

  • Working knowledge of home equity loan policies, procedures, and documentation, including lien perfection on real property.
  • Working knowledge of TRID disclosure timing and content requirements, Texas home equity lending requirements (Texas Constitution Article XVI50(a)(6)), RESPA, and applicable federal consumer lending regulations.
  • Proficiency with Microsoft Office (Word, Excel, Outlook) and ability to learn CUTX systems including Episys, Salesforce, DocuSign, and CRM.
  • Accurate typing skills (40 wpm) and comfort with standard office equipment (printer, scanner, calculator, telephony).
  • Strong written and verbal communication, with the ability to explain documentation requirements clearly to members.
  • Strong attention to detail and ability to manage a high-volume pipeline with competing deadlines.
  • Ability to apply basic math (interest, percentages, proportions) and read and interpret financial documents.
  • Ability to work constructively within a team and contribute to department success.
