About the role
This is a high-output phone sales role for a fast-growing real estate investment firm that buys properties directly from homeowners in 10 states. The role focuses on turning inbound seller opportunities into signed contracts, particularly for homeowners dealing with repairs, foreclosure pressure, inherited property issues, relocation, or other urgent situations where speed and certainty matter.
This is not a typical real estate sales job—it requires competitiveness, coachability, persuasiveness, and a willingness to be measured by production. The company provides leads, training, systems, and coaching; your job is to convert seller conversations into signed purchase agreements at the right price.
Schedule
Monday–Friday, 9:00 AM–6:00 PM, in-office in St. Petersburg, FL. Real-time responsiveness is required when new seller leads come in.
Responsibilities
- Respond immediately to new seller leads with calls, texts, and follow-ups until a clear next step, rejection, or signed contract is achieved.
- Conduct seller discovery to uncover motivations, timelines, property conditions, and acceptable offer ranges through direct but professional questioning.
- Collaborate with underwriting and leadership to determine offer ranges, then present offers confidently—even when sellers react negatively.
- Negotiate calmly and persistently, handling objections and pushback without emotional attachment to outcomes.
- Maintain rigorous follow-up through calls, texts, and emails, updating the CRM and tracking next steps until deals are closed or dead.
- Lock up profitable contracts that align with the company’s acquisition strategies (wholesale, novation, wholetail) and can close without complications.
- Participate in roleplays, call reviews, sales training, and coaching without defensiveness, using feedback to improve weekly.
- Track daily KPIs, including calls made (minimum 100 new prospects/day), offers extended, contracts signed, and gross profit generated.
The first 90 days
- Weeks 1–2: Intensive training covering scripts, roleplays, shadowing, AI bot practice, and 1:1 coaching. Begin taking calls with older leads, MLS leads, and cold opportunities to practice making low offers, handling rejection, and refining negotiation skills.
- Weeks 3–4: Transition to handling fresh inbound leads with urgency (speed-to-lead is critical). Make offers, review calls with leadership, attend morning huddles, and track KPIs. Goal: Move toward signing first contracts.
- Week 5 and beyond: Own fresh inbound leads with reduced hand-holding. Strong performers should lock up ~2 contracts/week by the end of month two (~$7,500/month earnings) and trend toward $12,000+/month by month three.
What success looks like
- Responding to new inbound leads immediately and managing a high volume of calls (100+ new prospects/day, potentially 300+ dials).
- Consistently working old leads, fresh leads, follow-ups, and pipeline opportunities.
- Making qualified offers and locking up contracts at numbers the company can monetize.
- Participating in coaching, call reviews, and training without defensiveness.
- Tracking KPIs daily and owning your numbers.
- Trending toward 4–6 contracts in the first 90 days.
- Generating at least $240,000 in gross profit per quarter once fully ramped.

Requirements
- 3+ years of proven sales performance (high-ticket B2C sales strongly preferred).
- Experience in high-rejection sales environments (e.g., real estate investing, home services, roofing, solar, insurance, mortgage, automotive, door-to-door, in-home sales, financial services, hospitality).
- Strong phone presence, listening, and discovery skills.
- Comfort with negotiation, objection handling, and direct money conversations.
- Basic ability to understand numbers, deal spreads, and offer logic.
- Proficiency with CRM systems, dialers, texting platforms, Google Workspace, Microsoft Office, DocuSign, and spreadsheets.
- High school diploma required; college degree preferred but not required.
- Reliable transportation and ability to work in-office in St. Petersburg, FL.
- Clean background and reference checks.
Nice to haves
- Bilingual in Spanish.
- Prior experience in commission-based sales, distressed sellers, real estate investing, novations, wholesaling, or wholetailing.
- Backgrounds in high-pressure, high-communication roles (e.g., former college athletes, military NCOs, law enforcement, bartenders).
Pay
Compensation is commission-based with a $4,000/month rolling draw against future commissions. The draw is an advance, not additional income, and is debited from earned commissions.
- 15% commission on the first $150,000 in gross profit generated per month.
- 20% "accelerator bonus" on gross profit exceeding $150,000/month (eligibility tied to activity metrics, CRM compliance, and quality-control standards).
Example: Generating $200,000 in gross profit in a month (with accelerator eligibility) would yield $32,500 in commissions ($22,500 on the first $150,000 + $10,000 on the remaining $50,000). The $4,000 draw is deducted from this total.
On-target earnings: $120,000–$144,000+ annually for strong performers, with $200,000+ upside for top producers. Income depends on production; this is not a guaranteed salary role.
