About the role
This is a high-output phone sales role for a fast-growing real estate investment firm that buys properties directly from homeowners in 10 states. The role is designed for someone competitive, coachable, persuasive, and production-driven, who can turn inbound seller opportunities into signed contracts. You will engage with homeowners facing situations like repairs, foreclosure, inherited property, relocation, or family stress, where speed and certainty are critical. Your goal is to understand the seller's needs, evaluate opportunities, make appropriate offers, negotiate clearly, and secure profitable contracts that benefit both the seller and the company.
Schedule
Monday-Friday, 9:00 AM-6:00 PM, with real-time responsiveness required when new seller leads come in.
Responsibilities
- Seller Speed-to-Lead: Respond immediately to new seller leads through calls, texts, and follow-ups until a clear next step, rejection, or signed contract is achieved.
- Seller Discovery and Motivation: Uncover the seller’s true situation, including their reasons for selling, timeline, property condition, and acceptable price range. Ask direct questions without sounding pushy or robotic.
- Offers and Negotiation: Collaborate with underwriting and leadership to determine offer ranges, present offers confidently, and remain calm when sellers reject or challenge the number.
- Follow-Up: Persistently follow up with sellers through calls, texts, and emails based on their motivation. Maintain clean CRM notes, set next steps, and keep opportunities moving.
- Contracts That Can Actually Close: Secure profitable contracts at the right price for strategies like wholesale, novation, or wholetail, ensuring they make business sense and can close smoothly.
The first 90 days
- Weeks 1-2: Training, script practice, roleplay, shadowing, and AI bot practice. Begin handling older leads, MLS leads, and cold opportunities to practice making low offers and handling rejection.
- Weeks 3-4: Focus on speed-to-lead for fresh inbound leads. Make offers, participate in call reviews, sales training, morning huddles, and track daily KPIs. Aim to secure your first signed contracts.
- Week 5 and Beyond: Manage fresh inbound leads with less hand-holding. By the end of month two, strong performers should lock up roughly two contracts per week (~$7,500/month). By month three, aim for $12,000/month or more.
What success looks like
- Call a minimum of 100 new prospects per day (requiring 300+ dials).
- Respond to new inbound leads immediately.
- Consistently work old leads, fresh leads, follow-ups, and pipeline opportunities.
- Make qualified offers and lock up contracts at profitable numbers.
- Participate in roleplays, call reviews, sales training, and coaching without defensiveness.
- Track KPIs daily and own your numbers.
- Trend toward 4-6 contracts in your first 90 days.
- Generate at least $240,000 in gross profit per quarter once fully ramped.

Requirements
- 3+ years of proven sales performance (preferred).
- High-ticket B2C sales experience (strongly preferred).
- Experience in high-rejection sales environments (e.g., real estate investing, home services, roofing, solar, insurance, mortgage, automotive, door-to-door, in-home sales, financial services, hospitality sales).
- Strong phone presence and listening skills.
- Comfort with negotiation, objection handling, and direct money conversations.
- Basic ability to understand numbers, deal spreads, and offer logic.
- Proficiency with CRM systems, dialers, texting platforms, Google Workspace, Microsoft Office, DocuSign, and spreadsheets.
- High school diploma required; college degree preferred but not required.
- Reliable transportation and ability to work in-office in St. Petersburg, FL.
- Clean background and reference checks.
Nice to haves
- Bilingual in Spanish.
- Prior experience in commission-based sales.
- Experience with distressed sellers, real estate investing, novations, wholesaling, or wholetailing.
- Backgrounds in high-pressure, high-communication roles (e.g., former college athletes, military NCOs, law enforcement, bartenders).
Pay
Compensation is commission-based with a $4,000 monthly rolling draw. The draw is an advance against future commissions and is not paid in addition to commissions. Earnings structure:
- 15% commission on the first $150,000 in gross profit generated per month.
- 20% "accelerator bonus" on gross profit exceeding $150,000, contingent on meeting activity metrics, CRM compliance, and quality-control standards.
Example: If you generate $200,000 in gross profit in a month and meet accelerator eligibility:
- $22,500 on the first $150,000 (15% commission).
- $10,000 on the remaining $50,000 (20% accelerator bonus).
- Total commission: $32,500 (minus the $4,000 draw).
Commissions are calculated monthly and paid in arrears. On-target earnings for strong performers range from $120,000 to $144,000+ annually, with top producers earning $200,000+. Income depends on your ability to follow up, negotiate, make offers, and close profitable deals.
