High-Ticket B2C Phone Sales Rep / Home Buying Specialist
Confidential real estate investment firm seeking a high-output phone sales professional to acquire properties directly from homeowners in 10 states. This is an in-office role in St. Petersburg, FL.
About the role
This is not a typical real estate sales job. You will work with homeowners facing situations like repairs, foreclosure, inherited property, or relocation where speed and certainty matter. Your goal is to understand the seller's needs, evaluate opportunities, make competitive offers, negotiate clearly, and secure profitable contracts that benefit both the seller and the company.
The company provides inbound seller lead flow, training, systems, and coaching. Your job is to convert seller conversations into signed purchase agreements at the right price. This role is ideal for competitive, coachable, and persuasive individuals who thrive in a high-output, production-driven environment.
Schedule
- Monday-Friday, 9:00 AM-6:00 PM
- Real-time responsiveness required when new seller leads come in
Pay
Compensation is commission-based with a $4,000 monthly rolling draw against future commissions. The draw is an advance, not an additional payment.
- 15% commission on the first $150,000 in gross profits generated per month
- 20% "accelerator bonus" on gross profits exceeding $150,000 (eligibility tied to activity, CRM compliance, and quality-control standards)
On-target earnings: $120,000-$144,000+ annually for strong performers, with $200,000+ upside for top producers.
The first 90 days
- Weeks 1-2: Training, scripts, roleplay, and "Hell Week." Focus on learning the sales process, making low offers, handling pushback, and understanding underwriting. Begin taking calls with older leads, MLS leads, and cold opportunities.
- Weeks 3-4: Speed, offers, call reviews, and contracts. Expected to respond immediately to fresh inbound leads, make offers, participate in sales training, attend morning huddles, and track daily KPIs. Goal: move toward your first signed contracts.
- Week 5 and beyond: Owning fresh inbound leads with less hand-holding. Expected to produce 2 contracts per week by the end of month two, trending toward $7,500/month. By month three, strong performers should earn $12,000/month or more.
Responsibilities
- Seller Speed-to-Lead: Respond immediately to new seller leads through calls, texts, and follow-ups until there is a clear next step, a "no," or a signed contract.
- Seller Discovery and Motivation: Uncover the seller's true situation, timeline, property condition, and acceptable offer through direct, non-pushy questioning.
- Offers and Negotiation: Work with underwriting to determine offer ranges and present them confidently. Stay calm and in control when sellers reject or challenge offers.
- Follow-Up: Persistently follow up through calls, texts, and emails based on seller motivation. Maintain clean CRM notes and set next steps.
- Contracts That Can Actually Close: Secure profitable contracts at the right price for strategies like wholesale, novation, or wholetail. Ensure deals make business sense for the company.
