Distinguishing Features of Work

This is skilled work in the operation of heating, ventilating, and air conditioning systems and the direction of building maintenance crews. The employee is responsible for repairing and overhauling equipment during the off-season. Employees within the department or division will be given first consideration for this role.

This position offers a dynamic blend of hands-on repair, system maintenance, and the opportunity to lead and mentor building maintenance crews. You will diagnose and repair HVAC equipment, take ownership of critical systems, and guide a maintenance team to ensure facilities run efficiently year-round.

Responsibilities

• Fire boilers in a heating plant, maintaining proper water level and steam pressure while exercising safety precautions.
• Inspect, clean, repair, alter, and adjust heating, ventilating, and air conditioning systems and auxiliary units.
• Direct or supervise the work of others as needed.
• Operate a vehicle to complete work assignments.
• Maneuver in crawl spaces (24–42 inches) and attic areas (36 inches) to perform duct repairs.
• Lift and carry up to 75 pounds short distances, such as compressors.
• Push and/or pull a two-wheel dolly with approximately 20-pound resistance while walking.
• Operate oxyacetylene welding torches.
• Climb six-foot step ladders and/or 16-foot extension ladders with minimal weight (approximately 15 pounds).
• Determine color, location, and assess damage or replacement of wiring using color-coded controls.
• Troubleshoot and detect malfunctions in belts and bearings indicating excessive wear.
• Diagnose and repair problems in heating and ventilating equipment.
• Maintain and fire a steam boiler.
• Develop and maintain effective working relationships with associates and representatives of other organizations.
• Communicate clearly and effectively, both orally and in writing.

Requirements

• Considerable knowledge of boiler room practices and effective firing methods.
• Considerable knowledge of heating, ventilating, and air conditioning systems.
• Thorough knowledge of hazards and safety practices.
• Ability to plan, organize, and supervise the work of others.
• Ability to acquire and maintain a valid Kansas driver’s license.
