About the role
In a safe, efficient, and professional manner the Maintenance Technician II completes required preventive maintenance (PM's) and repairs commercial and industrial facility equipment. The technician is an excellent communicator with exceptional follow-through capabilities, cross-trained to utilize a “flow to the work” concept and exhibit an ownership attitude.
Responsibilities
- Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
- Conducts “shift rounds” (regular checks of systems and equipment to identify issues and document performance).
- Competently maintains, troubleshoots, and performs substantial equipment repairs.
- Works independently and as part of the facilities maintenance team to:
- Conduct inspections and evaluations of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear and replacement of expendables (e.g., belts, hoses, fluids, filters).
- Perform preventative maintenance, including diagnosis of malfunctioning apparatus and/or systems, such as:
- HVAC equipment, fire life safety systems, plumbing, and electrical systems
- Transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives; replace damaged or broken wires and cables
- Dock equipment (overhead doors, dock levelers, dock locks, and seals)
- Building and parking lot lighting, photoelectric eyes, emergency lights/exit lights, 120-volt outlets for exterior building lighting
- Repair systems and apparatus, which may include:
- Rebuilding pumps, steam traps, valves, electrical and pneumatic solenoid devices
- Painting walls
- Fixing leaks and stoppages in plumbing; repairing or replacing sinks, piping, valves, or drains
- Maintaining electrical controls, lighting, and electrical distribution systems
- Performs administrative tasks such as parts ordering, PO creation, vendor management, and attending job or project meetings.
- Documents work results in the CMMS, analyzes findings, and recommends updates to the PM list.
- Communicates effectively with coworkers and customer staff, ensuring all aspects of a work request are understood and the customer is informed about work status and expected completion dates.
- May manage maintenance projects, including complex equipment repair, and provide guidance to sub-contractors of facilities services.
- Other duties as assigned by the Site Manager.
Requirements
- High School diploma (or equivalent) required; preference given to those with some undergraduate business or trade school training.
- Four years’ experience and/or training, including application of mechanical, electrical, plumbing, and carpentry skills/concepts, or an equivalent combination of training, education, and manufacturing maintenance experience.
- Valid driver’s license, forklift operator’s license, and JLG operator’s license are required.
Skills
- Ability to interpret instructions furnished in written, oral, diagram, or graphic form, including safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence, use MS Word, send/receive emails, and manage an email inbox.
- Ability to operate work order systems and maintenance-specific software such as Building Automation.
- Ability to speak effectively before groups of customers and/or employees.
- Technical skills:
- Use of hand and small/large power tools.
- Disassemble/reassemble fixtures, fans, pumps, HVAC equipment, and other building-related equipment.
- General plumbing, electrical, and carpentry skills.
- Understanding of building systems and operations, including HVAC, plumbing, electrical, life safety systems, and building envelope.
- Competent operation of a forklift, scissor lift, and aerial lift.
- Operation of a personal computer, cell phone, and/or electronic tablet.
- Ability to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high-quality standards.
- May need to support non-customary schedules and weekend work.
- Ability to calculate figures such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
- Ability to apply concepts of basic algebra and geometry.
- Ability to solve practical problems and deal with concrete variables in situations with limited standardization.

- Regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear.
- Frequently required to climb stairs and ladders.
- Must regularly lift and/or move up to 70 pounds, at higher than chest level.
- Ability to tolerate adverse rooftop working conditions due to climate and extreme temperature changes.
Work Environment
- Moving mechanical parts and high, precarious places.
- Occasional exposure to fumes or airborne particles, toxic or caustic chemicals.
- Risk of electrical shock and vibration.
- Moderate to high noise levels.
- Outdoor weather conditions (including extreme cold, extreme heat).
- Required safety equipment may include: steel toecap shoes, hearing protection, hardhat, eye protection, and hair protection.
