General Maintenance Technician
About the role
The General Maintenance Technician is responsible for minor building and grounds repairs and the overall cleanliness of the building. The base hourly rate is aligned with market data and is estimated between $22.00 to $25.00 an hour with the ability to achieve additional compensation through bonus.
Responsibilities
- Walk-throughs of tenant and common areas, reporting any maintenance issues in addition to the general appearance.
- General maintenance, orderliness, and cleanliness to ensure the properties and equipment in the buildings are always in good working order.
- Assist Building Management with any special projects.
- Minor plastering and painting as needed.
- Minor plumbing which includes fixing leaks, washers, and minor pipe replacements.
- Minor repairs and/or replacements to doors, locks, and hinges.
- Ensures management team is informed of current building operations and any issues or concerns.
- Immediate response to emergency situations (fire, evacuation, equipment failure, etc.) and tenant concerns.
- Complies with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practicing safe work habits.
- Some heavy lifting may be required.
- Trash/recycling organization and removal to curb for pickup.
- Sidewalk and building entrance sweeping to clear away leaves and debris.
- Ensure common areas are clear and presentable i.e., light vacuuming of entryway, rug, wiping down the doors, wiping down elevator panels/buttons, railings, intercom panel, mail panel and doorknobs.
- Ensure all hallways/stairways/common areas are clean and clear of dirt and debris.
- Ensure all lights are on and working properly on all floors/common area spaces.
- Lay down ice melt on sidewalk and stairs during inclement weather.
- Clear all snow from sidewalk and stairs during inclement weather.
- Meet vendors to provide access for scheduled maintenance.
- Available for emergencies and able to provide vendor access accordingly.
Requirements
- High School diploma or GED; some college a plus.
- 5+ years of related experience in a commercial property.
- Graduate of apprentice program or trade school is a plus.

- Must be dependable, reliable and possess good time management skills.
- Must be proactive and can work autonomously.
- Excellent management skills and ability to work with all levels of employees, tenants, and vendors.
