Bachelor's degree in business administration, civil or mechanical engineering, or a closely related field and a minimum of five years of experience in industrial, custodial/landscape, or facilities maintenance, three years of which must have been in a supervisory capacity. In lieu of a degree, directly related experience may be substituted on a year-for-year basis. Experience in budget preparation and analysis, planning, staffing procedures, coordination of personnel training and safety programs, and a planned maintenance environment using a computerized maintenance management information system is highly desirable. Knowledge of current labor contracts and experience dealing with union representatives is also highly desired.

About the role

Supervises the daily operations of the Passenger Environment Program's Transit Hubs & Bus Shelters Cleaning and Landscaping Program. Provides direct supervision to the Foreman, Maintenance & Landscaping and Supervisors, Special Projects, overseeing Serviceperson I, Serviceperson IA, and Serviceperson VII personnel responsible for maintaining the cleanliness, appearance, and functionality of transit hubs, bus shelters, park-and-ride facilities, and associated customer amenities. Requires 24-hour on-call availability to support emergencies, special events, and weather-related operations.

Responsibilities

• Supervises all maintenance work to ensure high quality at a minimum cost; conducts inspections and acceptance reviews.
• Implements and promotes division safety and training programs; conducts routine job inspections to prioritize work requests.
• Interacts with architectural and engineering personnel on repair, redesign, retrofit, and mandated compliance requirements.
• Assists in the coordination of major projects involving other departments, offices, or branches within the Authority.
• Assists in the preparation, analysis, and development of operating and capital budgets.
• Monitors and reports internal and external factors affecting the branch by analyzing work programs, performance measures, and customer surveys.
• Interacts with personnel administration, labor relations, procurement, and contracting services.
• Assists in design review of new construction and makes recommendations.
• Supervises employees, including foremen, mechanics, technicians, and service persons; interviews, hires, and coaches staff.
• Identifies staff development needs and develops annual performance plans.
• Directs staff in developing and implementing departmental work programs, projects, and performance plans.
• Creates and maintains a consistent quality-focused orientation among subordinate employees.
• Takes every reasonable precaution to ensure the protection of employees, patrons, and the public; identifies and informs employees of workplace hazards.
• Determines safe work methods and ensures employees are trained on safety policies and procedures.
• Responds to health and safety concerns of employees in a timely manner.

Qualifications

• Excellent verbal and written communication skills; ability to write grammatically correct letters, memos, and reports.
• Strong mathematical skills for budget calculations, manpower estimates, work scheduling, and basic accounting.
• Excellent reasoning ability to make logical decisions about work processes, safety, and customer concerns.
• Valid Georgia Driver's License.

Physical Demands

• Walks or stands for up to 2 hours per shift; sits for up to 7 hours per shift.

Work Environment

• Walks on concrete and other floor surfaces that may be slippery or uneven.
• Works on MARTA properties and construction sites.
• Requires 24-hour on-call availability for emergencies, special events, and weather-related problems.
