Floor Technician

Responsible for floor maintenance of apartment buildings, clubhouse, and all other common areas of the community.

Responsibilities

  • Maintain all floors of common areas, including carpet, ceramic tile, and vicinity
  • Strip wax from floors and buff floors
  • Maintain floor equipment
  • Assist supervisor with inventory and ordering of supplies
  • Clean all trash rooms
  • Assist housekeepers with annual cleanings
  • Notify supervisor of any repairs needed concerning floors and equipment
  • Maintain a clean and safe work and storage area
  • Dispose of debris and defective materials
  • Support creating a culture where business decisions drive top-line revenue and occupancy
  • Observe and abide by regulations to protect personal health information
  • Assure resident safety
  • Follow written and oral directions
  • Maintain confidentiality of resident and community information
  • Assist new employees in following established community policies and procedures
  • Complete assignments timely, completely, and accurately
  • Attend in-services as assigned or requested
  • Participate in interdisciplinary team and other community meetings as assigned or requested
  • Work cooperatively with residents, co-workers, physicians, families, consultant personnel, and other service providers
  • Observe all community safety policies and procedures
  • Report safety hazards and emergency situations or take corrective action according to established procedures
  • Present a professional appearance and come to work in a clean, neat uniform
  • Demonstrate dependability and punctuality, complying with attendance policy
  • Assume accountability for data in the employee handbook and compliance with regulations
  • Observe infection control procedures
  • Follow Residents’ Rights policies at all times
  • Observe all community policies and procedures
  • Accept assigned duties and instructions cooperatively
  • Perform incidental housekeeping and maintenance tasks as needed
  • Perform all other related duties as assigned in an effective, timely, and professional manner

Requirements

  • High school diploma or equivalent preferred
  • Minimum of one year experience working in apartment/rental or healthcare environment preferred
  • Doctor’s statement verifying free from communicable disease, if applicable to your state

Qualifications

  • Ability to speak, read, and comprehend the English language
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Good inter-department communication and teamwork skills
  • Willingness to be available for any/all emergencies regarding the community
  • Demonstrated interest in working with senior population
  • Ability to work flexible hours as needed

Physical Requirements

  • Tools, equipment, machines used: Floor buffer, general housekeeping tools and materials
  • Lifts and carries up to 50 lbs. with assistance occasionally
  • Pushes and pulls up to 50 lbs. with assistance occasionally
  • Climbs, reaches, bends, and twists frequently
  • Stands and walks frequently
  • Medium work – exerts up to 50 lbs. of force frequently

Sensory/Cognitive Requirements

  • Requires close vision and color vision
  • Routinely recognizes auditory timer signals, soft voices of elderly, verbal communication within the workplace
  • Routinely observes odors relevant to food preparation and storage, cleanliness, and sanitation
  • Routinely interacts in a work environment dependent on audible and intelligible verbal communication

Professional Behavior Requirements

  • Routinely interact with individuals who may be discourteous, tactless, demanding, verbally/physically threatening or abusive, angry or hostile, emotionally vulnerable or mentally ill, vulgar, or mean-natured
  • Routinely control own emotions and behaviors to protect residents’ rights and respond professionally with respect and dignity

Environmental/Occupational Exposures

  • At risk for exposure to chemicals used for cleaning/sanitizing/disinfecting
  • At risk for exposure to electrical and mechanical hazards associated with operation of equipment
  • May be exposed to blood and/or body fluids with potential exposure to hazardous materials and infectious diseases
  • Must be able to use protective equipment and take proper precaution and emergency measures

Schedule

Monday through Friday, 8:00 AM – 4:00 PM, and every other weekend, 7:00 AM – 3:00 PM.
