About the Role

This position will float between three properties: Overture Arcadia, Album Cooley Station, and Overture North Scottsdale. The Sales Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Sales Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices.

Responsibilities

  • Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
  • Collects pertinent information from prospective residents at move-in and records it appropriately.
  • Stays informed about current market and competitor conditions, collaborates with teams/leadership, and develops short- and long-term marketing plans to sustain occupancy.
  • Designs and executes marketing activities and events to drive traffic, including resident referral programs, employer outreach, and internet marketing tools.
  • Uses property management software to track apartment availability, record leasing activities, manage resident/prospect data, and analyze critical demographic information.
  • Ensures the property and show units meet company standards by inspecting tour paths, communicating maintenance needs, and merchandising show units and amenities.
  • Follows up with prospects and new residents within 24 hours to ensure satisfaction and documents all follow-up activities.
  • Executes lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
  • Responds promptly and courteously to resident concerns, documents requests, and interacts professionally with residents, prospects, and guests.
  • Attends community and networking events, aligns with local associations, and participates in outreach marketing to generate new business leads.
  • Completes financial, administrative, and other reports as assigned, and assists the Lifestyle Coordinator with event setup as required.

Requirements

  • High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
  • 1-3 years of relevant experience in sales, marketing, internet, and customer service, with the ability to resolve complaints and complete financial records.
  • Demonstrated ability to read, write, and communicate effectively to comprehend legal documents, sell apartment features, and answer questions.
  • Mathematical skills necessary to process sales conversions.
  • Ability to apply sales skills, including generating leads, conducting presentations, qualifying prospects, and closing sales.
  • Must have all licenses and certifications required by state and local jurisdictions, including a valid driver’s license to operate a golf cart on property.
  • Proficiency in word processing, spreadsheet software, property management applications, and database management programs.
  • Fluency in using the internet for marketing, advertising, and sales-related tasks.
  • Ability to adapt sales messages to specific markets and professionals.

Physical Demands

  • Works in an office environment with frequent exposure to outside elements, including temperature, weather, odors, and landscape.
  • Must be able to physically access all exterior and interior parts of the property and amenities.
  • Able to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Must be able to stand for extended periods.
  • Routine local travel may be required for business meetings, market research, or other responsibilities.
  • Must be able to work a flexible schedule, including evenings, weekends, and holidays.

Pay

The hourly rate for this position is $28.00 plus a $300 monthly car allowance. Additional compensation may include participation in weekly, monthly, or quarterly bonus programs based on individual and company performance.
