About the role

The Floating Leasing Consultant coordinates all activities related to apartment rentals, move-ins, move-outs, and lease renewals. This role interacts directly with prospective and current residents to achieve maximum occupancy, ensure resident retention, and promote client satisfaction.

  • Focus on the needs of others by listening, understanding, and showing empathy and respect.
  • Ensure excellent customer service to prospective and current residents and promote a quality living experience.
  • Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes.
  • Ensure model apartments are in touring condition.
  • Orient prospective and current residents to the property.
  • Process renewal paperwork and ensure documentation is delivered to current residents monthly.
  • Maintain accurate and detailed records of traffic activity in the computer system.
  • Follow up with prospective residents via phone, mail, or email.
  • Convert phone traffic into scheduled appointments for property tours.
  • Inspect apartments prior to move-ins and coordinate move-in/out needs with the maintenance team.
  • Create and maintain confidential resident files, reviewing move-in paperwork with new residents.
  • Complete weekly leasing reports accurately and timely.
  • Ensure all open and close procedures are completed daily.
  • Assist with ongoing resident relations throughout tenancy by responding promptly and accurately to requests.
  • Shop competitive properties.
  • Inspect buildings and grounds for safety and cleanliness, alerting maintenance to needed repairs.
  • Assist with processing work order requests for residents and ensure timely completion.
  • Provide clerical support such as answering phones, filing, and processing property invoices.
  • May assist with planning and implementing resident activities to increase retention.
  • Comply with all company policies, health and safety rules, and applicable laws.
  • Perform other duties as assigned.

Requirements

  • High school diploma is required.
  • Minimum of one year of previous sales experience is preferred.
  • One year of previous residential leasing experience is preferred.
  • Excellent customer service and interpersonal skills.
  • Prior experience in Yardi Voyager or another equivalent system is preferred.
  • Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
  • Strong interpersonal skills to communicate effectively with all levels of management.
  • Sensitivity to confidential matters.
  • Ability to work independently and prioritize in a fast-paced environment.
  • Ability to relay technical concerns with adequate detail.
  • Capability to read, write, comprehend, and converse in English.
  • Ability to use general office equipment (telephone, fax, printer, copier, key track system).
  • Strong organizational and time-management skills.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Valid driver’s license, clean driving record, and current auto insurance required.
  • Must comply with all safety requirements.
  • Required to complete and pass Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days.

Pay

$20 to $22 per hour.

Schedule

Tuesday–Saturday, 9:00 AM–6:00 PM.
