Facility Manager
About the Role
The Facility Manager provides site and customer oversight, maintenance support, and management for the Data Center and/or campus. This role maintains all mechanical, electrical, and IT systems in the facility to support customers. It includes direct supervision of the Data Center Support Technician (DCST) team, if applicable, and coordinated direction over all data center facility repairs, changes, installations, and expansion efforts. The Facility Manager also oversees the data center campus landscape and irrigation, reviews and approves financial and accounts payable activities for the site, and manages schedules for Data Center Support Technicians, Building Engineers, and contractors.
Responsibilities
- Maintain 100% availability in the colocation data center within the critical facility.
- Supervise a team of Data Center Support Technicians, contractors, and/or Building Engineers, including scheduling, training, preparedness, and growth.
- Manage operation and maintenance of all environmental and power systems to ensure 100% availability to data center floors, including building management system control and coordination with contractors.
- Ensure customer support and satisfaction.
- Estimate time and materials needed for repairs and new projects.
- Contribute to creating, tracking, and maintaining the operational budget for the facility.
- Review, code, and approve all accounts payable activity for the site; may review and approve all customer charges for the facility.
- Direct, oversee, supervise, and inspect work performed by outside contractors.
- Provide 24x7x365 on-call support for continuous operations.
- Manage all contracts, procedures, and service agreements to ensure compliance.
- Oversee maintenance work order and asset tracking software, including uploading new work orders and processes as required.
- Ensure operating parameters, maintenance schedules, and procedures are followed and refined as necessary.
- Maintain all drawings, project documentation, and space planning for the site.
- Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations, physical security, and work safety.
- Manage building management system control and coordinate efforts with controls contractors.
- Write and track root causes of problems and malfunctions, taking corrective action and implementing process improvements as required.
- Communicate complex technical information to individuals with varying levels of technical knowledge.
- Increase efficiencies and maintain reliability of all mechanical and electrical systems.
- Perform risk analysis and create scopes of work related to preventative maintenance and resolution needs on building and facility equipment.
- Communicate daily with visitors, vendors, contractors, customers, and management.
Requirements
- 5 years of experience in a Data Center environment.
- 5 years of experience related to commercial facility and supporting system management.
- Experience with building automation systems, implementation, and management.
- High school diploma or general education degree (GED) required; Bachelor’s Degree and/or professional certifications in related field(s) preferred.
Skills and Qualifications
- Comprehensive knowledge of electrical, mechanical, industrial HVAC, and plumbing systems.
- Strong team management, coaching, and leadership abilities.
- Understanding of Data Center Best Practices and ASHRAE standards.
- Knowledge of building system design, fire prevention and monitoring systems, and electrical distribution.
- Excellent customer service and high-level interpersonal communication skills.
- Ability to make decisions with an understanding of procedures and company policies to achieve set results and deadlines.
- Comprehensive knowledge of Office software packages; abilities in AutoCAD and/or Visio are a plus.
- Physical requirements include stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs.
- Able to read complex building drawings and schematics.
- Able to evaluate the importance and urgency of projects based on cost, risk, safety, etc.
