Responsibilities

  • Provide skilled maintenance of facility including but not limited to HVAC, Lighting, Mechanical Doors, Electronic locks, Plumbing Components, Wall Repair, Furniture Installs, and general facility repairs.
  • Perform the following repairs: light electrical repairs on items such as fixtures, switches, outlets, circuits; light plumbing work, such as clearing stoppages, replacing fittings; replacement and repair of broken glass, tile, and locks; carpentry work, such as fitting doors, freeing windows, replacing and building shelves, painting, and other related tasks required.
  • Develop sequenced courses of action for repair.
  • Receives, performs, and completes maintenance, repair, installation, and assembly work orders of facility within allowable time frames.
  • Participates in preventative maintenance and total preventative maintenance activities of facility as directed.
  • Performs regular inspections of facility to assure operating efficiency and identify potential problem areas.
  • Disassembles, adjusts, repairs, or replaces components, then reassembles facilities systems.
  • Participates or conducts tests on items such as HVAC systems to assure proper operating characteristics and ability.
  • Troubleshoot the system and make repairs to fan motors, thermostats, connectors, etc.
  • Keep accurate records regarding preventive maintenance, work orders, annual inspections, and inventories in accordance with procedures established in company procedures manual.
  • Performs scheduled maintenance on building systems, based on the manufacturer's recommendations and operating manuals.
  • Performs all inspection, diagnosis, maintenance, and repair activities of building systems to maintain compliance with standard maintenance procedures, operating manuals, manufacturer’s specifications, drawings and diagrams, and federal, state, and local codes and regulations.
  • Documents inspection activities and establish schedules for review of potential problems.
  • Create action plans involving multiple resources with expanded scope, then uses the action plan to measure progress in achieving results to the situation.
  • Examine all aspects of a problem to determine root cause and then identify potential solutions. Evaluate each solution based on cost and impact and then determine multiple solutions.
  • Ensure storage areas and entrances are locked and adequate lighting of areas are maintained at all times.
  • Practice OSHA standards and company safety policy.
  • Utilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock.
  • Maintain a professional appearance and attitude at all times.

Requirements

  • Must have knowledge of property HVAC units and the ability to troubleshoot units.
  • Requires a working knowledge of the purpose and operations of building electrical systems, plumbing systems, and other associated facility devices.
  • Requires skill at diagnosing systems with automated controls, troubleshooting, and solving mechanical problems.
  • Requires sufficient human relations skills to convey technical concepts to others and maintain harmony with team members and customers.
  • Requires basic skills in using common personal computer-based programs.
  • Willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance.
  • Proficiency in reading, writing and speaking English is required, speaking Spanish is a bonus.
  • Communicate effectively with co-workers and vendors.

Qualifications

  • Requires a high school diploma.
  • Either a two-year degree, a formal technical certificate, or the equivalent level of experience.
  • Minimum of eight years of relevant work experience required.
  • Minimum of 1 year experience with PIT equipment. Current PIT license preferred.

Skills

Pay

The salary range for this position is $28.13 to $34.38/hour.

Schedule

Monday-Friday - 6:00am-2:30pm
