Support the day-to-day operation, maintenance, safety, and overall appearance of a Class A multi-story commercial office building.
Responsibilities
- Perform daily building walkthroughs to identify maintenance, safety, housekeeping, and security issues.
- Respond to and complete work orders in a timely, professional, and customer-focused manner.
- Support the operation, monitoring, and basic troubleshooting of HVAC systems, Building Automation Systems (BAS), and related mechanical equipment.
- Assist with routine inspection and coordination of fire alarm, life-safety, and emergency systems.
- Coordinate, escort, and oversee third-party vendors, contractors, and service providers performing building maintenance or repairs.
- Perform general building maintenance and minor repairs, including lighting, ceiling tiles, doors, hardware, and other fixtures.
- Monitor building conditions and promptly escalate issues affecting comfort, operations, safety, or business continuity.
- Maintain accurate records of maintenance activities, inspections, service requests, and vendor work performed.
- Assist with preventive maintenance activities and ensure scheduled work is completed in accordance with building standards.
- Support office moves, furniture reconfigurations, and minor setup needs as assigned.
- Communicate effectively with tenants, employees, management, and vendors regarding building issues, service updates, and scheduling.
- Follow all company safety procedures, building policies, and applicable regulatory requirements.
- Assist with after-hours or emergency response activities as needed.
Requirements
- Minimum of 2 years of facilities or building maintenance experience.
- Basic knowledge of HVAC systems, BAS, fire alarm systems, and general building operations.
- Experience coordinating service vendors and contractors.
- Experience using work order and/or CMMS systems to track and complete maintenance requests.
- Basic knowledge of life safety practices, preventive maintenance, and building operations.
- Proficiency with basic computer systems, email, and mobile devices used for work order management and communication.
- Ability to lift, carry, push, or pull materials and equipment as needed and work on ladders or in mechanical spaces when required.
- Experience supporting preventive maintenance programs and maintaining service logs/documentation.
- Availability to support emergencies or urgent building needs outside of normal business hours, when necessary.
- Valid driver’s license and reliable transportation are required for this position.
Preferred Qualifications
- Vocational training, coursework, or entry-level certification in HVAC, building maintenance, or a related trade.
- Prior experience supporting operations in a commercial office or similarly occupied building environment.
- Basic familiarity with access control, security systems, fire/life safety systems, or vendor coordination.
- Basic understanding of OSHA, safety training, or other relevant entry-level facilities certifications.
