Job Duties & Responsibilities
- Team Leadership: Direct, mentor, and evaluate the facilities management team, ensuring optimal performance, staffing coverage, and professional development.
- Budget Management: Develop, forecast, and manage annual operating (OPEX) and capital expenditure (CAPEX) budgets for the facilities department.
- Strategic Planning: Develop and implement long-term strategies for preventative maintenance, asset lifecycle management, and facility improvements.
- Vendor & Contract Management: Negotiate and manage enterprise-level service contracts, leases, and relationships with outside contractors, ensuring cost-effectiveness and high-quality service delivery.
- Regulatory Compliance: Ensure comprehensive compliance with all local, state, and federal regulations related to safety (OSHA), building codes, environmental standards, and ADA requirements.
- Systems Oversight: Oversee the proper operation, optimization, and modernization of production equipment, HVAC, electrical, plumbing, mechanical, and life-safety systems.
- Safety & Security: Act as the primary point of contact for building security and life-safety protocols; promote a secure, clean, and functional environment for employees, guests, and vendors.
- Data & Reporting: Analyze maintenance data via CMMS to generate reports for site managers and leadership team regarding facility health, costs, and project statuses.
Desired Qualifications & Abilities
- Qualifications & Experience: Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field preferred (relevant experience may substitute for a degree).
- Industry certifications such as Certified Facility Manager (CFM), Facility Management Professional (FMP), or equivalent are highly preferred.
- Minimum of 5-8 years of progressive experience in facilities management, building operations, or a related field.
- Minimum of 2-3 years of management experience, specifically overseeing supervisory staff, maintenance teams, and large-scale contractors.
- Proven experience managing departmental budgets and forecasting capital expenditures.
- Extensive experience managing complex vendor contracts and service level agreements (SLAs).
- Deep expertise in managing enterprise-level HVAC, electrical, plumbing, mechanical, and general building systems.
- Advanced experience implementing and leveraging computerized maintenance management systems (CMMS).
- Strong background in ensuring compliance with OSHA regulations, building codes, and environmental standards.
- Knowledge, Skills, And Abilities: Strong financial and analytical skills with the ability to manage budgets, analyze variances, and demonstrate ROI on facility projects.
- Strategic leadership skills with the ability to build, guide, and motivate a high-performing team.
- Advanced knowledge of commercial building systems, preventative maintenance strategies, and life-safety systems.
- Advanced project management skills, with the ability to oversee multiple large-scale initiatives simultaneously in a fast-paced environment.
- High-level strategic problem-solving skills to navigate complex operational challenges and make sound, data-driven decisions.
- Ability to read, interpret, and red-line blueprints, schematics, technical manuals, and architectural specifications.
- Executive-level written and verbal communication skills, capable of presenting complex facility data to stakeholders and senior leadership.
- Ability to perform facility inspections, which may include walking large campuses, climbing, bending, and standing for extended periods.
- Ability to act as the primary escalation point for severe emergency situations, including after-hours support as required.
