About the role
As a Facilities Manager, you will oversee the overall operations of the maintenance department while following Suburban Inns’ Core Values and brand standards. Your role ensures the hotel, restaurant, and grounds function at top efficiency, and you will go above and beyond to guarantee 100% guest satisfaction.
Responsibilities
- Greet all guests in a friendly, positive manner, making personal connections to ensure they feel welcome and valued.
- Repair or service heating, ventilating, and air conditioning (HVAC) systems to improve efficiency (e.g., changing filters, cleaning ducts, refilling non-toxic refrigerants).
- Maintain an ongoing energy management program for the property’s HVAC and lighting systems.
- Install, connect, or adjust thermostats, humidistats, or timers.
- Connect heating or air conditioning equipment to fuel, water, or refrigerant sources.
- Study blueprints, design specifications, or manufacturers' recommendations to ascertain equipment configurations and ensure proper installation.
- Lay out and connect electrical wiring between controls and equipment using electrician’s hand tools.
- Inspect and test systems to verify compliance with plans and specifications or to detect malfunctions.
- Record and report time, materials, faults, deficiencies, or other unusual occurrences on work orders.
- Install and test automatic, programmable, or wireless thermostats to minimize energy usage.
- Adjust system controls to manufacturer-recommended settings to balance the system.
- Recommend, develop, or perform preventive or general maintenance procedures (e.g., cleaning, power-washing, oiling parts, changing filters).
- Assemble, position, and mount heating or cooling equipment following blueprints or manufacturer’s specifications.
- Hire, train, and supervise maintenance team members.
- Schedule hours of work for department staff.
- Establish a list of parts suppliers and order items needed for maintenance while staying within budget.
- Seek approval from the General Manager or Assistant General Manager for big-ticket items.
- Use Quore to document maintenance issues, including what needs to be done and what has been corrected.
- Oversee daily water checks on the swimming pool/spa and filtering system for health protection.
- Maintain the security of the property (e.g., master keys, security cameras, door locks).
- Perform property walk-arounds to address issues such as trash, safety, and security concerns.
- Coordinate facility repairs among staff (front desk, laundry, kitchen) and prioritize guest requests and comfort.
- Maintain required records (e.g., pool/spa records, boiler certificates, elevator certificates).
- Update Safety Data Sheets (SDS) as needed.
- Oversee the property’s preventive maintenance program and ensure tasks are completed on time.
- Monitor and review completed preventive maintenance to meet Suburban Inns standards.
- Assist with fire protection system checks and train personnel in their use.
- Coordinate ground beautification efforts.
- Hire outside contractors for repairs beyond the team’s capability, with General Manager approval.
- Drive company vehicles and operate heavy machinery (e.g., lawn care, snow removal equipment).
- Follow all Suburban Inns processes and exhibit regular attendance.
- Perform other duties as requested by management.
Requirements
- High school diploma or equivalent.
- Minimum of two years of job-related experience.
- Ability to interpret information, perform arithmetic functions, and use basic computer knowledge.
- Good communication skills.
- Excellent driving record.
Schedule
Flexible schedule with weekend availability required (Friday–Sunday). Work hours may vary between day, evening, night, holiday, and weekend shifts based on business demands.
