About the role
The Facilities Manager III is responsible for the overall operation, maintenance, and management of a large, complex facility totaling over 700,000 square feet. This role ensures that building systems, infrastructure, and services operate efficiently, safely, and in full compliance with applicable codes and regulations.
Responsibilities
- Oversee the daily operation and maintenance of building systems, including HVAC, electrical, plumbing, life safety, and controls.
- Develop and manage preventive and predictive maintenance programs to ensure reliability and longevity of building assets.
- Lead, supervise, and develop a facilities team, including technicians, custodians, and external contractors.
- Manage capital improvement and renovation projects—planning, budgeting, and overseeing execution.
- Monitor and maintain compliance with safety, environmental, and building codes, as well as company policies.
- Partner with internal departments and external vendors to coordinate maintenance schedules and minimize disruption to business operations.
- Develop and track the annual facilities operating budget and capital expenditures; identify cost-saving opportunities.
- Maintain accurate records of maintenance activities, work orders, inspections, and equipment inventories.
- Implement sustainability and energy management initiatives to reduce facility costs and environmental impact.
- Serve as primary point of contact for emergency response and business continuity planning related to facility operations.
Requirements
- Bachelor’s degree in Facilities Management, Engineering, Construction Management, or related field (or equivalent experience).
- 8–10 years of progressively responsible experience in facilities management, including large commercial, industrial, or institutional facilities (700,000+ sq. ft.).
- 3–5 years of leadership or supervisory experience.
- Strong knowledge of building systems (HVAC, electrical, mechanical, and plumbing) and maintenance best practices.
- Experience managing complex vendor contracts and service agreements.
- Proficient in computerized maintenance management systems (CMMS) and Microsoft Office Suite.
- Demonstrated ability to manage budgets, capital projects, and cross-functional teams.
- Excellent communication, problem-solving, and organizational skills.
- Professional certification preferred: CFM, FMP, PMP, or equivalent.
