Facilities Manager
Reports to: Director of Operations
About the role
The Facilities Manager is responsible for delivery of facility services, project management, budget, contractors, and staff management. This role serves as the main contact for all on-site vendor inventory management programs and daily building repairs. The Facilities Manager implements building procedures and performance measures, ensures facility security, and proactively engages with senior staff and stakeholders to prevent facilities and property management services from impacting operations and safety. This position maintains Toray Advanced Composites' buildings in a safe and clean condition through continual general maintenance, good housekeeping, routine inspections, and proper implementation of all building and safety codes. Responsibilities
- Maintains a safety culture where all accidents are preventable.
- Utilizes CMMS system to create work orders and manage work requests.
- Maintains and repairs facility and utility-related equipment.
- Establishes standards and guidelines for supplier evaluation and conducts periodic vendor reviews.
- Inspects completed work for conformance to blueprints, specifications, and OEM standards.
- Oversees a team of contractors to deliver a full range of facilities and service needs.
- Manages vendor relations by monitoring performance of assigned work.
- Oversees the repair or replacement of building needs.
- Seeks opportunities to reduce costs and improve operational efficiencies and standards.
- Initiates and conducts projects that improve efficiency and/or reduce operating costs.
- Manages and coordinates site inspections and assessments to ensure all building procedures and performance measures are maintained.
- Coordinates emergency repairs as needed.
- Ensures regular preventive maintenance inspections and emergency repairs of HVAC, rooftop equipment, and heating/air units are completed.
- Achieves Key Performance Indicators and Service Level Agreement targets.
- Ensures compliance with city, county, state, and federal regulations relating to the maintenance department.
Requirements
- Associate’s Degree preferred; at minimum, high school diploma or equivalent required.
- 5+ years of experience working in facilities management for a large or multi-unit venue.
- Knowledge of standard practices in electrical, maintenance, and repair.
- Solid understanding of fundamental technical aspects of property maintenance (Computer Room Air-Conditioning, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system).
- Experience managing multiple activities (budget, project, facilities).
- Solid knowledge of vendor management for specialized services.
- Familiarity with various building systems.
- Proficient with computer systems including MS Office and database systems.
- Excellent written and verbal communication skills in English.
- Able to work and communicate effectively with a cross-functional team.
- Strong stakeholder engagement and critical thinking skills.
- Capable of maintaining a neat, orderly, and safe work area.
- Must be capable of lifting up to 55 lbs.
- Excellent attendance; ability to work overtime, weekends, and off shifts when needed.
