Essential Duties
- Oversees the day-to-day operation, maintenance, and functionality of all facility assets, building systems, and infrastructure.
- Develops, implements, and manages comprehensive preventive and predictive maintenance programs to maximize equipment reliability and minimize operational downtime.
- Counsults facility-related service contracts, including HVAC, electrical, plumbing, fire protection, security systems, janitorial services, specialized cleaning, waste management, landscaping, and other facility support services.
- Ensures compliance with OSHA regulations, environmental standards, local building codes, fire and life safety requirements, and company safety policies.
- Manages facility operating expenses and assists in the development, planning, and monitoring of maintenance and capital expenditure budgets.
- Maintains accurate facility records, maintenance documentation, service contracts, permits, inspections, and compliance reporting.
- Utilizes Computerized Maintenance Management Systems (CMMS) and other technologies to track work orders, preventive maintenance schedules, asset performance, and key operational metrics.
- Serves as the primary facilities representative for audits, inspections, regulatory reviews, and business continuity planning efforts.
- Partners with Operations, Safety, Human Resources, Finance, and other business functions to ensure facilities support organizational objectives and operational requirements.
- Maintains facility performance indicators and implements continuous improvement initiatives to enhance reliability, efficiency, sustainability, and customer service.
- Supports emergency response activities and coordinates facility restoration efforts during operational disruptions.
Required Qualifications, Skills, Abilities and Educational Requirements
- Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field; equivalent combination of education and experience may be considered.
- 7+ years of progressive facilities management experience in manufacturing, distribution, industrial, or multi-site environments.
- Demonstrated experience managing facility operations, vendor relationships, maintenance programs, and capital improvement projects.
- Strong knowledge of building systems including HVAC, electrical, plumbing, fire protection, structural systems, and building automation controls.
- Experience managing service contracts, vendor performance, and contractor compliance.
- Working knowledge of OSHA regulations, environmental compliance requirements, and facility-related regulatory standards.
- Experience developing and administering operating and capital budgets.
- Proficiency with CMMS platforms and Microsoft Office Suite (Excel, Outlook, Word, PowerPoint).
- Strong analytical, organizational, project management, and problem-solving skills.
- Excellent written and verbal communication skills with the ability to interact effectively across all levels of the organization and external service providers.
- Valid Driver's License.
