About the role
We are seeking a hands-on Maintenance Manager to oversee the maintenance operations of the Aria Apartments complex and multiple commercial properties. You will handle maintenance requests and supervise a team of maintenance technicians.
Responsibilities
- Maintain a high standard of overall appearance, upkeep, and condition of assigned multi-family/commercial properties.
- Oversee upkeep of all property functions including plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis and repair, and overall property appearance.
- Respond promptly to maintenance requests and ensure efficient and effective resolution.
- Conduct routine inspections to identify and address maintenance issues proactively.
- Perform hands-on maintenance tasks as needed, including plumbing, electrical, HVAC, and general repairs.
- Schedule and assign maintenance tasks to ensure timely completion.
- Coordinate with external vendors and contractors for larger repair and maintenance projects.
- Ensure all contracted work is completed to company standards and within budget.
- Manage inventory of maintenance supplies and equipment; place orders as needed while ensuring cost-effectiveness.
- Monitor expenses and identify cost-saving opportunities.
- Train, manage, and delegate work orders to a team of maintenance technicians.
- Manage and improve the process for apartment turns during move-out periods.
Requirements
- 3+ years of experience with apartment/property maintenance.
- Hands-on experience in general maintenance, including plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis, and repair.
- Previous supervisory experience.
- Current 608/Universal Certification.
- Valid driver’s license and reliable transportation.
- Excellent leadership and communication skills.
- Ability to multitask, prioritize, and manage time effectively.
- Knowledge of local building codes and regulations.
- Basic computer skills for record-keeping and communication; experience with Entrata is a plus.
