Facilities Manager

About the role

The Facilities Manager reports to the General Manager and is responsible for ensuring the physical and mechanical upkeep of the property.

Responsibilities

• Maintain painting and cleaning of the property (internal and external).
• Perform maintenance work—including mechanical work, code compliance, fire alarm checks, and in‑house capital improvement projects.
• Schedule capital improvement projects and apartment work.
• Define project scope, obtain bids, oversee contractors, and submit approvals for external improvements.
• Repair all appliances (refrigerators, stoves, dishwashers, etc.) and obtain pricing/quotes as needed.
• Repair and keep all boiler machinery in good working condition, including completing monthly inspection reports.
• Conduct snow removal where applicable.
• Order and maintain pool supplies where applicable.
• Maintain good tenant relations and inform the General Manager of any potential or existing problems.
• Manage night and weekend maintenance staff, including bus drivers where applicable.
• Ensure maintenance staff completes all work orders promptly, professionally, and courteously.
• Hire and terminate maintenance staff in cooperation with the General Manager (cleaners, painters, grounds staff, courtesy officers, etc.).
• Submit accurate and timely payroll for maintenance staff.
• Collaborate daily with the General Manager on scheduling, budgeting, and related tasks.

Requirements

• High school diploma (additional education preferred).
• HVAC certification.
• Certification in electrical (commercial and residential).
• Universal certification to be obtained within one year of hire.
• Valid driver’s license and current automobile insurance.
• Licensed pool operator if the community maintains a pool.
• Minimum of two years supervisory experience preferred.
