Responsibilities
- Serve as the primary point of contact for residents regarding maintenance requests.
- Diagnose and repair HVAC PTAC/Heat-Pump units, appliances, electrical, waste management, and plumbing systems.
- Ensure vacant apartments are move-in ready by utilizing in-house turns and coordinating external vendors.
- Interface with Maintenance staff, Community Manager, Director of Facilities, Property Management Team, Vendors, and Residents to coordinate daily activities.
- Use Entrata or similar software to view, add notes to, and close maintenance requests.
- Maintain direct accountability for adherence to approved R&M, Turn, and CapEx budgets.
- Monitor Building Management Systems and report critical issues to upper management.
- Ensure safety standards and conduct inspections to maintain compliance with regulations.
- Establish and adhere to a preventive maintenance schedule and inspect buildings and grounds regularly.
- Support community and operational needs, including hosting investor walkthroughs and participating in resident events.
- Perform basic groundskeeping tasks as needed.
Qualifications
- High School diploma or equivalent (required).
- 3-5 years of recent hands-on related experience in the property management industry (preferred).
- 2-3 years of supervisory experience (preferred).
- Strong working knowledge of building systems and Philadelphia Local Codes/Laws.
- Proficient in plumbing, electrical, mechanical, and basic carpentry/construction.
- Excellent client service, positive demeanor, and interpersonal skills.
- Strong communication, problem-solving, and organizational skills.
- Comprehensive knowledge of industry-standard Building Management Systems software systems.
- Reliable, punctual, and regular attendance.
- Preferred certifications in HVAC, electrical, mechanical, and other relevant fields.
