Responsibilities
- Oversee physical plant operations of a large senior-housing and healthcare campus, including safety and security systems, maintenance and repair, buildings and grounds, housekeeping, and contracted services in compliance with federal, state, and local standards.
- Lead and direct a team of supervisors and frontline associates in maintenance, housekeeping, security, and transportation: hiring, training, workflow direction, performance evaluation, discipline, and terminations.
- Ensure compliance in mechanical, electrical, fire & safety, plumbing, and waste management.
- Maintain all campus interiors and exteriors (mid-rise and garden homes/cottages), grounds, and parking areas.
- Direct maintenance staff to inspect completed work projects according to company standards and regulations.
- Use the TELS building platform to track life-safety tasks, manage assets, and schedule maintenance service and repairs accurately and timely.
- Conduct life-safety components, including fire and disaster drills.
- Manage campus project bids competitively and complete projects within budget.
- Build partnerships with internal stakeholders to meet department and community goals.
- Oversee the facilities budget, develop a five-year campus plan, and manage capital expenses for asset management projects.
- Review monthly financials, project expenses, UTOs, and vendor billing with the Director of Financial Services.
- Stay current on regulatory requirements for skilled nursing, memory care, assisted living, and state/local laws (e.g., federal building codes, SDS, OSHA, EPA, fire codes).
- Identify needs and implement preventative maintenance programs to meet compliance measures.
- Maintain positive vendor relations, ensuring insurance, licenses, and permits are current; negotiate contracts and monitor performance.
- Respond to resident or community emergencies by assisting or assigning team members.
Requirements
- Minimum of five to seven years of progressively responsible experience on a multi-building campus.
- Minimum of five years of supervisory/leadership experience.
- Associate’s Degree or equivalent education; degree in engineering or related field preferred.
- Experience in senior living strongly preferred.
- Valid State Driver’s License for vehicle travel as needed.

Physical Demands and Working Conditions

- Occasional weekend, evening, or night work for shift coverage.
- On-call availability as needed.
- Possible exposure to communicable diseases, infections, chemicals, biological hazards, falls, burns, odors, or equipment-related cuts.
