Facilities Maintenance Technician 3
About the role
Perform advanced maintenance and repair of mechanical, electrical, and building systems in accordance with standard operating procedures, manufacturer specifications, and safety requirements. Lead preventive and predictive maintenance programs, ensure documentation accuracy, and work independently on complex systems.
Responsibilities
- Perform complex maintenance, troubleshooting, and repairs on HVAC, electrical, plumbing, and mechanical systems.
- Lead and execute preventive and predictive maintenance programs, ensuring documentation accuracy and timely completion within CMMS.
- Detect root causes of recurring equipment issues and recommend long-term, sustainable solutions.
- Informally guide and mentor lower-level technicians.
- Champion safety culture by modeling best practices and ensuring all work meets C&W Services and OSHA standards.
- Collaborate effectively with supervisors, clients, and other departments to prioritize maintenance activities and minimize operational downtime.
Requirements
- High school diploma or equivalent.
- Minimum of four (4) years of experience in facilities or industrial maintenance.
- Advanced knowledge of mechanical, electrical, and plumbing systems.
- Proven ability to lead by example and support team development.
- Experience reading and interpreting blueprints, schematics, and technical drawings.
- Strong troubleshooting skills with the ability to work independently on complex systems.
- Proficiency using a Computerized Maintenance Management System (CMMS).
- Valid driver’s license and reliable personal vehicle required.
- Travel between sites will be a requirement of the role.
Qualifications
- Associate degree or higher in a technical, mechanical, or electrical field.
- Experience with HVAC and Building Management Systems (BMS).
- Experience with Fire Life Safety (FLS) systems and regulatory compliance.
- Knowledge of Variable Frequency Drives (VFDs), controls, and automation.
- Demonstrated ability to mentor and influence team members positively.
Skills
Ability to reach overhead, kneel, squat, climb steps/ladders, and lift up to 50 lbs. Must be able to move between departments and facilities throughout the workday. Regularly required to type and document work in a computerized maintenance system. Work may be performed in a warehouse or industrial setting with fluctuating temperatures.

Pay
$31.24 - $36.75 per hour, depending on eligibility factors such as geographic location, date of hire, total hours worked, job type, business line, and applicability of collective bargaining agreements.
Schedule
Regular work schedule will be provided upon employment.
