Essential Duties and Responsibilities

  • Oversight of Maintenance Operations, overseeing the functionality and safety of the properties, including physical buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems and grounds according to federal, state and local regulations and Veridea standards.
  • Management of the Maintenance Team, including hiring, training, supervising, and evaluating staff, as well as delegating tasks.
  • Respond timely to tenant calls and communicate results to appropriate parties.
  • Manage budgets and costs including planning and maintaining departmental budgets, monitoring expenses, and managing vendor contracts.
  • Develop and implement a daily, monthly, and annual project schedule and logs for routine maintenance, preventive maintenance and repairs of each property. Troubleshoot to avoid potential building and equipment failures.
  • Conduct a daily inspection of the property grounds and interior for damage, unsafe conditions, and general cleanliness.
  • Performs repair of all building and equipment, coordinating with the Maintenance Team as necessary.
  • Maintains all storage areas, shops, and mechanical areas in a clean, safe, and secure manner.
  • Performs outdoor custodial duties such as snow removal, cleanliness, lawn care, etc. as required.
  • Completes all other duties as assigned.

Required Skills

  • Strong understanding of electrical, mechanical, plumbing, and other building maintenance systems.
  • Ability to diagnose and troubleshoot issues with systems and equipment.
  • Experience in managing a team, delegating tasks and leading projects.
  • Knowledge of and proficient in the use and care of all hand and power tools.
  • Carpentry skills, painting, vinyl wall covering repair and replacement, drywall repair and replacement.
  • Plumbing skills to safely evaluate conditions.
  • Electrical skills to safely evaluate conditions.
  • Computer IT skills.
  • Hydraulics system knowledge.
  • Experience replacing seals, bearings, pulleys, and drive belts.
  • Knowledge of repairing carpet, ceramic tile, grout, and caulking.
  • Grounds maintenance skills.
  • Familiar with building fire alarm and sprinkler systems.
  • Time management skills.
  • Organizational skills.
  • Ability to be self-sufficient, work efficiently and independently, and stay on task in a team environment.
  • On-call for after-hours emergencies.

Compensation and Benefits

  • Salary range $45,000 - $60,000 (depending on experience).
