Core Responsibilities

  • Asset Lifecycle Management: Develop and execute comprehensive preventative maintenance programs for all physical systems (HVAC, plumbing, electrical, and elevators) to maximize efficiency and asset lifespan.
  • Vendor & Contract Oversight: Source, negotiate, and manage high-performing third-party vendors for specialized repairs, security, and custodial services, ensuring all work meets rigorous quality and safety standards.
  • Strategic Compliance: Act as the subject matter expert on City of Charlotte building codes, fire safety regulations, and health standards. Lead regular safety audits and risk assessments. Ensure the building adheres to all local building codes
  • Technology Integration: Leverage CMMS and building automation tools to streamline maintenance requests, track operational spend, and modernize building security protocols.
  • Financial Stewardship: Manage the facility's operating budget with precision, identifying cost-saving opportunities through energy efficiency and strategic vendor bidding.
  • Tenant Relations & Service Delivery: Serve as the primary point of escalation for tenant concerns, ensuring professional, timely resolutions that maintain the building's reputation.
  • Emergency Preparedness: Maintain and update emergency response protocols; serve as the primary on-call contact for after-hours building emergencies.

Qualifications & Requirements

  • Experience: 3–5+ years of facilities management experience, with a proven track record in mid-rise or multi-story property oversight.
  • Technical Proficiency: Advanced knowledge of MEP systems and a strong aptitude for building technology. Experience implementing or managing CMMS/automation software is required.
  • Regulatory Knowledge: Deep familiarity with City of Charlotte codes and commercial security standards.
  • Communication: Exceptional interpersonal skills; able to provide high-level reporting to executive leadership while effectively directing on-site contractors.
  • Education: High School Diploma required; Associate or Bachelor's degree in Engineering, Business, or Facilities Management preferred.
  • Credentials: CFM or FMP certifications are highly desirable.
  • Physical Requirements: Ability to navigate 5 stories of stairs, climb ladders, and lift up to 50 lbs. A valid Driver's License is required.
