Facilities Custodial Manager
About the role
The Facilities Custodial Manager provides daily leadership for custodial operations and building stewardship within assigned campus areas. This entry-level management position directly supervises bargaining-unit and other assigned staff, ensures established service and cleanliness standards are met, and serves as primary Facilities contact for building occupants. Reporting to the Assistant Director of Custodial Services, the manager coordinates building needs with Skilled Trades, Grounds, the Heating Plant, and other Facilities groups and serves as a liaison with campus departments, including Residence Life.
Responsibilities
Custodial Operations and Staff Leadership
- Plan, schedule, assign, inspect, and document custodial work to maintain clean, healthy, safe, and welcoming buildings.
- Develop staffing plans, coverage schedules, and daily and periodic task assignments based on building use and institutional priorities.
- Monitor performance against departmental standards, address deficiencies promptly, and follow through until work is complete.
- Directly supervise assigned custodians, cleaners, general laborers, temporary employees, summer employees, and student employees or lead roles, as applicable.
- Manage schedules, attendance, timekeeping, payroll review, leave, overtime, onboarding, training, performance reviews, coaching, and employee development.
- Address performance and workplace concerns consistently and with appropriate documentation. Consult with the Assistant Director, Facilities leadership, and Human Resources regarding recruitment, hiring, discipline, termination, and other significant personnel actions in accordance with University policy and the collective bargaining agreement.
- Maintain custodial supplies and equipment, promote safe work practices, and provide hands-on instruction or operational support when needed.
Building Stewardship and Campus Coordination
- Serve as the building manager and primary Facilities contact for assigned areas and as a liaison with campus departments, including Residence Life, faculty, staff, students, student leaders, and event coordinators.
- Maintain regular visibility in assigned buildings, identify emerging concerns, and communicate safety, access, service, and operational needs to the appropriate staff.
- Enter and track accurate work orders and coordinate with Skilled Trades, Grounds, the Heating Plant, and other Facilities groups to address building needs and support timely follow-through.
- Coordinate custodial access and service around classes, residential needs, special events, construction, and other campus operations.
- Respond professionally to questions and concerns and communicate status, delays, or unresolved issues through the appropriate channels.
Budget, Planning, and Campus Readiness
- Operate within assigned budgets; monitor payroll, overtime, temporary labor, supplies, equipment, and contracted services; and review purchases within delegated authority.
- Assist the Assistant Director with annual budgets, staffing projections, equipment replacement plans, custodial capital requests, and operational reporting.
- Provide observations about building conditions and feedback from occupants to support broader Facilities and capital planning.
- Plan custodial staffing and readiness for student arrival and departure, summer programs, Commencement, Reunion, athletics, conferences, and other campus events.
- Work a schedule that may vary based on operational needs and support assigned on-call, evening, weekend, weather, event, and emergency-response responsibilities.
- Perform other related duties consistent with the role and the operational needs of the University.
Supervisory Scope
Direct supervision of assigned bargaining-unit custodial employees and other temporary, summer, or student staff. The manager may coordinate the work of outside contractors and works across Facilities groups and campus departments to coordinate building needs, access, communication, and follow-through.
Minimum Qualifications
- Associates degree and at least three years related work experience required.
- May consider an equivalent amount of education and experience and at least two years related work experience and at least one year of supervisory experience in a related field.
- Demonstrated ability to communicate effectively, organize competing priorities, address service concerns, exercise sound judgment, and work successfully with employees and campus constituents.
- Ability to use or promptly learn email, work-order, payroll/timekeeping, and standard office systems.
Preferred Qualifications
- Experience in a unionized workplace or working under a collective bargaining agreement.
- Experience in a college, university, school, healthcare, hospitality, or similarly complex multi-building environment.
- Experience with custodial standards, safety practices, budgets, work-order systems, or event support.
- Associate degree or higher in facilities management, business, hospitality, public administration, or a related field.
Salary range $62,353.20 – $67,000 annually.
