Facil Maint Tech II AR

Responsibilities

• Perform building maintenance, equipment installation, repairs, and troubleshooting in at least 9 areas, including but not limited to: drywall, painting, sheet metal, small equipment repairs, lighting, electrical, woodworking, welding, plumbing, HVAC systems, fire alarm/suppression systems, wastewater systems, boiler operations, air compressors/dryer operation, and vacuum pump operation.
• Use shop machinery, hand tools, and diagnostic equipment; acquire additional skills as needed.
• Perform and document inspections of drains, sprinkler systems, emergency lights, emergency exit doors, fire extinguishers, and sanitary cleaning of compressor and vacuum rooms.
• Maintain Rockline license to operate mobile equipment including forklift, scissor lift, and snorkel lift.
• Read, follow, input, and close out work orders within the allotted time.
• Perform routine preventive maintenance on Facilities systems, including vacuum pump systems and facility air compressors; document both virtually and manually.
• Troubleshoot and repair vacuum pump systems and facility air compressors as needed.
• Maintain Rockline Springdale, AR facilities in a “Tour Ready-Audit Ready” status by assisting with cGMP cleaning.
• Perform seasonal ground maintenance including trash pickup, weeding, spreading salt, and clearing snow.

• Ensure all work is performed safely; safety compliance is part of essential accountabilities.
• Contribute to a cooperative working effort by performing other job-related work as needed or requested.
• Work in an on-call rotation that includes nights, weekends, and holidays.
• Maintain work areas and equipment in a clean and orderly condition.
• Identify and leverage Continuous Improvement opportunities for Facilities-owned processes and equipment.
• Communicate with Asset or Building owners about scheduled work prior to starting.
• Contact and schedule vendors and contractors for quotes or necessary building repairs and emergencies outside routine maintenance scope.

Requirements

• High school diploma or GED equivalent.
• Minimum of 3 years experience maintaining a large facility; experience with compressors and vacuum pumps required.
• Skilled in multiple areas such as welding, carpentry, plumbing, masonry, metal fabrication, electrical, vacuum pumps, and HVAC.
• Effective communication with associates and contractors.
• Computer skills for database entry (EAM) and Microsoft Office equivalent programs.
• Ability to work in a fast-paced environment and respond to quickly changing priorities.
• Proficient with hand tools and power tools required for tasks.
• Able to safely operate equipment such as forklifts, booms, and skid steers.
• Motivated self-starter able to work with speed and accuracy and follow instructions well.
• Ability to work as a team player.
• Outstanding attendance record.

Physical and Mental Requirements

• Communicate face-to-face, over radios, via work orders, and via email as necessary.
• Frequent lifting up to 30 lbs; occasional lifting up to 50 lbs.
• Constant standing and walking; frequent bending, twisting, kneeling, climbing, pushing/pulling, and reaching.
• Occasional repetitive hand and foot motions.
• Work environment includes exposure to noise >85db, hot and cold temperatures, moving mechanical parts, and some fumes/odors.
• Ability to read, write, measure, calculate, and reason.
• Good visual acuity with depth perception and color vision.
