Experienced Regional Property Manager
About the Role
This is a builder's seat, not a maintenance seat. At SAIL, that means building teams, raising standards, and turning communities into their best versions. We don't simply manage properties—we elevate living, build community, and chart a course toward excellence. Our portfolio spans new construction and Class A communities, value-add and repositionings, and a growing group of affordable and LIHTC communities. Today, we manage roughly 3,000 units, backed by an executive team with experience managing over 67,000 apartments. We bring operational mastery and Legendary Service to every asset, regardless of class or stage.
As a Regional Property Manager, you will make the vision real. This role is for a 10x leader who multiplies the performance of people and properties, coaches and challenges teams, holds the line on standards, and builds trust with owners and teams alike. You are the connector between SAIL’s vision and its execution in the field, owning performance, people, and process across a portfolio of communities.
Responsibilities
- Portfolio Performance:
- Own financial and operational results across your portfolio, including occupancy, NOI, delinquency, renewals, turns, and work orders.
- Use data and dashboards proactively to diagnose issues, set priorities, and drive results.
- Lead communities through transitions, lease-ups, and repositionings, bringing structure and momentum to turnarounds.
- Partner with central support teams (marketing, revenue management, accounting, compliance, maintenance) to execute efficiently.
- Lead annual budget preparation, capital planning, and variance analysis.
- People Leadership and Development:
- Lead, coach, and develop Business Managers and key on-site leaders into strong, independent operators.
- Set clear expectations and ensure every leader has a meaningful scorecard.
- Identify talent or structural gaps and partner with leadership to address them.
- Model and reinforce SAIL’s Core Values and performance culture.
- Owner Relationships and Strategic Alignment:
- Serve as a primary point of contact for ownership and institutional partners.
- Prepare and present monthly and quarterly performance reports covering financials, operations, capital, risk, and opportunities.
- Align property performance with ownership objectives and SAIL’s vision.
- Help uncover opportunities to grow SAIL’s footprint with existing and new ownership groups.
- Standards, Compliance, and Systems:
- Ensure every community meets SAIL’s standards for curb appeal, common areas, cleanliness, and first-impression readiness.
- Oversee compliance with Fair Housing, ADA, and all applicable local, state, and federal regulations, including LIHTC and affordable program requirements.
- Champion disciplined use of systems, data transparency, and continuous process improvement.
- Run SAIL’s operating rhythms: scorecards, standards, and structured problem-solving to keep the region on track.
Success in the First 12 to 18 Months
- Your communities consistently hit or exceed key targets, including scorecard metrics, economic occupancy, reputation management, and NOI.

- Owners see you as a trusted, proactive, and strategic partner.
- You’ve built a team of Core Value-aligned people who deliver expected results.
