Engineer, Assistant Chief - VZW

Responsibilities

• Provide support for the operation and maintenance of mechanical, electrical, and plumbing equipment, along with all miscellaneous building systems.
• May be required to assist with budget development, monthly reports, and conduct annual reviews.
• May direct maintenance staff in conjunction with the Chief Engineer/Property Manager.
• Act as primary back up for the Chief Engineer during short-term absences such as illness and vacation.
• Adhere to the preventative maintenance program.
• Operate machinery to approved specifications ensuring no downtime attributed to poor operations.
• Repair machinery as needed, may contact outside providers in the case of machine failure.
• Document maintenance and repairs in log book at the end of each shift.
• Order supplies and materials as approved by the Building Manager.
• Oversee the storage of supplies and materials received at location.
• Maintain inventory of tools and equipment annually.
• Ensure model and serial numbers are recorded with exact description of tools and equipment in-house.
• Cookordination and submission of monthly reports to management regarding equipment including general preventative maintenance and repair work performed.
• Respond to tenant complaints and ensure all reasonable measures are taken to satisfy the tenant’s needs in a timely and efficient manner.
• Maintain and check service contractors' work schedule. Ensure date, time, and repairs are made and properly recorded.
• Absorb responsibility for the implementation of national policy.
• Assist in the development of the annual budget and the RFP process for budgeted projects.
• Develop business controls for operations and maintenance areas.
• Assist the Chief Engineer in the selection, training, development and evaluation of other maintenance staff members.
• May provide coverage at other sites on an as needed basis, per management’s request.
• May be on-call after regular business hours.
• May perform other duties as assigned.

Qualifications

• High School diploma or General Education Degree (GED) required.
• Minimum of 9 years engineering experience.
• Chlorofluorocarbon (CFC) certified.
• Proficient computer and e-mail skills.
• Extensive knowledge of all building systems.
• Holds necessary/required licenses.
• Must have the ability to complete required safety classes that pertain to specific job duties.
