Assistant Chief Engineer
About the role
The Assistant Chief Engineer supports the Chief Engineer in overseeing the day-to-day engineering operations for Downtown Summerlin, ensuring the property remains safe, well-maintained, operationally efficient, and welcoming for tenants, guests, and employees. This role provides daily supervision and direction to the engineering team, supports building systems and preventative maintenance programs, helps manage vendors and compliance requirements, and serves as a key hands-on operational leader within a high-traffic, open-air retail environment.
This role is expected to actively participate in troubleshooting, repairs, emergency response, and field execution while helping ensure engineering standards and service expectations are consistently met.
Responsibilities
- Support the Chief Engineer in leading, supervising, scheduling, and developing the engineering team to ensure high performance, accountability, hands-on training, and consistent execution of daily responsibilities.
- Assist in monitoring the physical condition of Downtown Summerlin and help correct unsafe or unsatisfactory conditions to maintain a safe, clean, and inviting environment across all common areas, back-of-house areas, and tenant-facing spaces.
- Oversee and participate in the day-to-day maintenance and operation of building systems and site infrastructure, including HVAC, electrical, plumbing, lighting, signage, doors, roofing, flooring, fencing, gates, railings, and related equipment.
- Remain hands-on in the field by assisting with diagnostics, maintenance, repairs, and emergency response for building systems, site issues, and tenant-impacting operational needs.
- Maintain accurate records in the Angus Work Order system, including work orders, preventative maintenance schedules, safety documentation, repair and replacement history, utility shut-off information, sewer clean-outs, and parts and supply inventory.
- Implement and maintain comprehensive preventative maintenance programs for all major building systems and equipment to support reliability, safety, and maximum operating efficiency.
- Monitor the performance and condition of major systems, including HVAC, central plant, electrical, plumbing, and life safety systems, and escalate repair, replacement, and capital improvement needs to the Chief Engineer as appropriate.
- Assign, prioritize, and inspect work performed by engineering and maintenance personnel to ensure quality, timeliness, and compliance with company standards and operational priorities.
- Respond to and support coordination of after-hours emergency calls on a portfolio-wide basis, including urgent tenant, life safety, weather-related, and operational incidents.
- Support tenant operations by responding to service requests, emergency needs, and maintenance-related issues in a timely, professional, and solutions-oriented manner.
- Inspect public areas, service corridors, exterior spaces, storefronts, windows, and tenant areas on a routine basis and participate in regular property tours to identify maintenance, safety, operational, and presentation issues.
- Help maintain the exterior environment of Downtown Summerlin, including sweeping, pressure washing coordination, trash pickup, leaf blowing, raking, and general grounds upkeep appropriate to an open-air shopping center.
- Aid in fire and life safety compliance by helping maintain alarm, suppression, and related systems; coordinating with contractors; supporting inspections, drills, and testing; and helping ensure emergency procedures remain current and effective.
- Ensure compliance with applicable building codes, OSHA requirements, lock-out/tag-out procedures, hazard communication standards, SDS documentation, Red Tag requirements, and all other regulatory and company safety directives.
- Review new installations, tenant build-outs, and landlord work for compliance with approved plans, building codes, safety requirements, and property standards.
- Assist with scope development and engineering review for landlord and tenant construction projects, renovations, installations, and operational improvements.
- Support the bid process and help oversee outside contractors for maintenance, repair, specialty systems, and project work, including review of specifications, workmanship, and completion of assigned work.
- Administer property service agreements, maintenance contracts, and applicable master service agreements to support vendor accountability and operational continuity.
- Create, update, and monitor inventory controls for materials, tools, equipment, and engineering plans to ensure readiness, organization, and cost control.
- Partner with Property Management, Marketing, Specialty Leasing, Tenant Coordination, Security, and other cross-functional teams to support events, activations, seasonal installations, operational planning, and tenant experience initiatives across Downtown Summerlin.
- Maintain daily operating logs for equipment, system performance, inspections, incidents, and recurring complaints, and communicate key issues, risks, and recommendations to the Chief Engineer and leadership as needed.
- Must be available for after-hours response as needed. This includes monitoring emergency notifications outside of normal business hours, assessing situations promptly, and responding when necessary. In emergency situations requiring an on-site presence, the role requires the ability and willingness to travel to the property after hours to address urgent issues and support business continuity.
- Perform work in a manner consistent with company policies, procedures, service standards, and leadership direction.
- Assume leadership of engineering operations in the absence of the Chief Engineer, ensuring continuity of service, team direction, and response to property needs.
- Perform other duties and special projects as assigned.
Requirements
- Working knowledge of plumbing, electrical and HVAC
- EMS and BMS experience preferred

- 2-3 years experience in a commercial office environment
- Knowledge of Microsoft Office Suite preferred
- HVAC EPA certification preferred
