Job Duties and Responsibilities
- Represent 3i in all interactions with clients, architects, engineers, subcontractors, and internal stakeholders.
- Serve as the primary point of contact for project owners and consultants.
- Lead project team and provide direction to field supervision, subcontractors, and vendors.
- Facilitate and lead Owner-Architect-Contractor (OAC) meetings and other project coordination meetings.
- Communicate project status, risks, and milestones to internal leadership and project stakeholders.
- Serve as the subject matter expert on project scope, contract requirements, and technical documentation.
- Lead and manage multiple projects and team members.
Project Planning & Execution
- Develop and maintain project schedules to ensure timely completion of project milestones.
- Identify potential risks and develop mitigation strategies.
- Cookordination project activities to ensure alignment with project objectives and contractual obligations.
- Ensure construction activities adhere to project schedule and quality standards.
- Develop and adjust project work plans to respond to changing project conditions.
Financial Management & Contract Administration
- Monitor project budgets and manage financial performance throughout the project lifecycle.
- Monitor project costs, cash flow, and financial risk exposure.
- Review, finalize, and submit monthly payment applications.
- Prepare and manage potential change orders (PCOs) and change orders (COs).
- Manage subcontractor contracts, purchase orders, and project procurement activities.
- Review and process subcontractor payment applications and lien releases.
- Ensure subcontractor insurance compliance and coordinate project insurance requirements.
Documentation & Project Controls
- Maintain and manage project documentation including RFIs, change orders, submittals, and contract logs.
- Review and respond to RFIs and coordinate resolution with design teams.
- Receive, review, and track submittals to ensure timely approval.
- Manage document control processes using project management software.
- Prepare and report project Key Performance Indicators (KPIs).
Quality Control & Compliance
- Conduct constructability reviews and support preconstruction planning.
- Perform quality control inspections to ensure compliance with project plans and specifications.
- Oversee project permitting processes and regulatory compliance.
- Ensure project documentation including manuals, warranties, and as-built drawings are delivered at project completion.
- Identify and manage project risks, including financial exposure and contractual obligations.
Project Closeout
- Coordinate final inspections and punch list completion.
- Manage project closeout activities including final documentation, warranties, and owner training.
- Ensure successful project turnover to the owner.
Qualifications
- 10+ years of relevant construction project management experience.
- Experience managing commercial construction projects from start to finish.
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred but not required.
- Proven ability to manage multiple projects simultaneously in a fast-paced environment.
- Strong leadership, decision-making, and problem-solving skills.
- Exceptional organizational and time management abilities.
- Ability to build relationships with clients, consultants, and trade partners.
- Strong attention to detail and commitment to quality.
