About the Role

The Divisional Manager will manage Construction Managers in their area, emphasizing and leading in the six core responsibilities of the Construction Manager: Customer Relations, Communication, Leadership, Quality of Product, Scheduling of services, and maintaining budget.

The Divisional Manager leads Construction Managers while maintaining Old Town integrity in all aspects. They must possess extensive knowledge in construction implementation and communication with all parties involved in the home-building experience. Understanding the Old Town residential process, mission, and values is essential. Divisional Managers will demonstrate an entrepreneurial work ethic and collaborate effectively with other Old Town team members.

Responsibilities

  • Customer Relations
    • Achieve a 4.0+ star rating on Customer Survey at home completion; present and encourage completion of customer surveys.
    • Build lasting relationships with customers.
    • Demonstrate trust by showing up on time, doing what you say, finishing what you start, and using polite language.
  • Communication
    • Support and guide Core Teams meetings on a weekly basis, ensuring clear action plans and communication.
    • Facilitate communication between Trade Partners and internal staff to boost quality and stay within budget guidelines.
    • Work with Construction Managers to strengthen customer communication, ensuring daily logs are completed with updated pictures and weekly client communication is maintained.
  • Leadership
    • Demonstrate leadership and ownership of the entire area of operations and customer relationships.
    • Provide consistent training and mentoring of Construction Managers and Assistant Construction Managers.
    • Lead Trade Partners to achieve builds per quality, schedule, and budget.
    • Provide timely feedback and encouragement to Construction Managers, Assistants, and Trade Partners.
    • Approve timesheets per required guidelines.
  • Quality
    • Lead and support Construction Managers in understanding each build, including review of specifications, plans, and all contract documents.
    • Ensure proper installation of all critical components.
    • Meet or exceed all BAGI or internal Old Town Design Group quality standards.
    • Fully understand all Trade Partner quality standards.
    • Train and support the Construction team to complete all Quality checks per Builder Trend schedule.
    • Support Construction and Warranty Staff in holding Trade Partners accountable to schedule and quality.
    • Ensure every room of every house in all communities remains clean, with trash in bins, swept, and street/curb appeal meeting Old Town Design Group standards.
  • Scheduling
    • Work with the Construction Manager to maintain schedules updated on a daily basis.
    • Set schedules to fit the specifications of the contracted home.
    • Anticipate potential schedule impacts with Construction Managers and Trade Partners and facilitate plans to achieve executed schedules.
    • Ensure homes are completed within the approved build days and no dry runs occur.
  • Budget
    • Oversee Construction Managers to ensure all work is completed per specs, plans, contract documents, and approved change orders.
    • Ensure any changes to the house are completed with an approved change order prior to implementation.
    • Work with Old Town team members to identify and assess abnormalities and develop plans to prevent future occurrences.
    • Demonstrate overall ownership of ensuring homes are completed per budget.

Requirements

  • 10+ years of residential construction experience or highly relevant experience.
  • Self-starter who can work well both as part of a team and independently.
  • Willingness to contribute when and where needed to ensure all functions are completed efficiently and timely.
  • Degree in Construction Management preferred.
  • Clean driving record.
  • Ability to navigate technology platforms.
  • OSHA 10-hour Safety Certification.

Reporting

The Divisional Manager will report to the Senior Vice President of Construction.
