Key Responsibilities
- Develop and implement the overall regionalized maintenance strategy for the residential portfolio, aligning it with company growth objectives and resident experience goals.
- Oversee all aspects of maintenance operations, including preventative maintenance, work order fulfillment, unit turnovers, and capital improvement projects.
- Ensure the effective operation of all mechanical, electrical, plumbing, HVAC, and life safety systems across all properties.
- Implement standardized policies and procedures to ensure consistency, quality, and efficiency in all maintenance work.
- Lead, mentor, and develop a high-performing maintenance team, including regional managers and on-site staff.
- Foster a culture of safety, technical excellence, and continuous improvement.
- Manage and control the annual maintenance budget for the portfolio.
- Negotiate and manage relationships with external contractors, service providers, and vendors.
- Implement centralized procurement efforts to maximize cost-efficiency and ensure quality.
- Ensure all properties and maintenance operations comply with federal, state, and local regulations, including OSHA and EPA standards.
- Lead the development and enforcement of safety policies and training programs for all maintenance personnel.
- Maintain the highest possible standard of building conditions, ensuring that all resident repairs are handled quickly and courteously.
- Track and analyze maintenance metrics to identify and implement operational improvements.
- Collaborate with other departments, including property management, construction, and asset management, to ensure seamless operations and successful project execution.
Qualifications
- Minimum of 10+ years of progressive maintenance management experience, with at least 5 years in a senior leadership role overseeing a large, multi-site multi-family residential portfolio.
- Experience with a portfolio of 5,000+ units is preferred.
- Bachelor's degree in Engineering, Facilities Management, or a related field is preferred but not required.
- Relevant industry certifications (e.g., CAM, CAPS) are a plus.
- Deep knowledge of building systems, preventative maintenance programs, and the residential real estate procurement process.
- Demonstrated ability to lead and develop large, distributed teams in a fast-paced, demanding environment.
- Experience in preparing, managing, and analyzing operating and capital budgets.
- Written and verbal communication skills, with the ability to report to the executive team and negotiate with vendors.
- Familiarity with property management software (e.g., RealPage) and computerized maintenance management systems (CMMS) is highly desirable.
- In-depth knowledge of applicable regulatory requirements and industry standards.
